The Wave Sunshine Coast: What It Could Mean for Locals
Mitch Lund looks at The Wave Sunshine Coast, proposed stations and what better transport could mean for communities from Minyama to Caloundra.
ELITE Lifestyle Properties · Warana
Beach houses on the Kawana coast.
Warana includes homes along Oceanic Drive and the foreshore, original and renovated beach houses in the streets behind it, and duplexes and other attached homes. Each sells a little differently, so we start with where yours sits and compare it with relevant recent sales.
Mitch Lund sells in Warana from our office at 28 Parkana Crescent, Buddina. Call him on 0421 411 881 to discuss your home and plans.

Selling in Warana starts with your street position, your route to the beach and the condition of the home. A home near Oceanic Drive, an original or renovated house in the streets behind it and a duplex are each compared with their own kind of sale. Mitch Lund works from ELITE’s Buddina office, a short drive away. Read the Warana Selling Guide, then ask for a confidential appraisal.
The area
Oceanic Drive follows Warana’s foreshore, with beach access paths and parks along the way. Council places John Hotton Park on Oceanic Drive opposite Lapoinya Crescent, with beach access, a small playground, picnic tables and barbecues. Nicklin Way runs along the western side of the suburb, and the streets between are mostly established houses, many of them original beach homes and many rebuilt or renovated. Two homes a few streets apart can have a different walk to the sand and a different set of sales to compare with.
Homes close to the foreshore sit near the beach access paths and parks, and each relates to the coast a little differently.
Position along the foreshore can vary in outlook, access and how busy the street is. We compare the home’s orientation, privacy, outdoor areas and condition rather than applying one beachside description, and being near the beach is not the same as a beach view from the home.
The park opposite Lapoinya Crescent gives nearby streets a beach access point and a place to gather.
For a nearby home, we establish the actual route to the park and the beach, and its relationship with the street. Parking, privacy and the layout of the home are weighed alongside the convenience of a beach access point close by.
An original beach house and a fully renovated home can share a street and offer quite different things.
The level of work changes the useful comparison set. We set an original home beside original sales and a renovated home beside renovated ones, and look at the accommodation, outdoor connection, parking and the quality of the work completed.
Contemporary duplexes sit among the original houses, and each is assessed on its own layout, finish and title.
A duplex isn’t simply a detached house with a different address format. Title, shared arrangements, privacy, outdoor space and maintenance records belong in the comparison, alongside the orientation, finish and layout of the home itself.
Warana’s local places include John Hotton Park on Oceanic Drive, the beach access paths along the foreshore and the Coastal Pathway, with the Kawana shops and services a short drive away. A park across the road and one a short walk away are not the same thing for a buyer, so we show the real route and check the outlook from the rooms themselves before we describe either.

Postcode: 4575
Council: Sunshine Coast Council
Main roads: Oceanic Drive and Nicklin Way
Local places: John Hotton Park, the foreshore access paths and the Coastal Pathway

Details that matter: Street position, the real route to the beach, land, layout and condition
It is usually the first thing an owner asks, and in Warana the answer turns on where your home sits and how much work it has had. A home near Oceanic Drive, an original or renovated house in the streets behind it and a duplex are each measured against their own kind of sale, so we look at the land, the layout, the condition and the route to the beach and explain every difference.
An appraisal is an agent’s estimate of what your home may sell for, based on similar recent sales and a walk through the property. It’s free and there’s no obligation.
A valuation is a formal report by a registered valuer, usually ordered by a bank or for legal or family matters, and there’s a fee. If you’re deciding whether and when to sell, an appraisal is the usual place to start.
The Warana market figures below show the suburb as a whole. An appraisal brings that back to your home and the homes it will be competing with.
Local sales
The homes buyers can look at now, beside homes sold by ELITE. Current listings matter to your appraisal because they’re what buyers will see next to your home. Where Warana has few listings at the moment, nearby homes fill the carousel, and each card names its own suburb.

Find the right comparison for your address.
We compare it with homes that have a similar walk to the beach and a similar street position, then allow for the land, the layout and the condition.
Land, layout and condition first: an original home beside original sales and a renovated home beside renovated ones, with any differences explained.
Similar duplexes and attached homes nearby first, allowing for title, privacy, outdoor space, parking and finish.
Tell us your address and a little about the home, and we’ll walk you through the Warana sales that matter.

Source: Cotality Suburb Statistics Report, Warana QLD 4575, prepared 20 October 2026; checked 21 October 2026. Sale-price medians and quartiles are rolling 12-month measures; the summary does not state a separate endpoint. Sales counts cover the 12 months to July 2026. Modelled values are at the end of September 2026 and are separate from recorded sale prices. Asking rents and rental-rate observations cover the 12 months to September 2026. Value-based yields are Cotality estimates, not a forecast of net returns. From Sep 2017 to Sep 2026, modelled median values moved from $655,265 to $1,530,778 for houses and $367,128 to $846,065 for units. † Fewer than 30 unit sales in the period: a small number of sales can materially change the median. Unit rents rest on 17 observations. These suburb-level measures provide context and are not an appraisal of an individual property.
Each card shows its own period and source. Every figure comes from the ELITE Market Figures Database (EMFD), taken from Cotality reports.
What this means for your sale. These figures describe Warana as a whole. Where the carousel flags a small number of sales, read that median as a rough guide rather than a target. Original houses, renovated homes and duplexes sit side by side here, so set yours against sales of its own kind first.
Your property
Two Warana homes can look alike in the photographs and still sell some distance apart. We’ll show you which recent sales are useful for yours and how the differences shape our suggested range. No feature carries a fixed premium across every property.
The route to the beach, privacy and how busy the street is can separate otherwise similar homes. A home on a quiet street near a beach access path and one on a main road are different comparisons, and there is no fixed premium to add for being near the water.
Possible buyers include families after a beach routine, people relocating to the coast and downsizers who want to stay close to the sand.
Block size, orientation, outdoor areas and the floor plan help buyers see how they would use the home. We check any plans to extend or rebuild for the individual property before development potential is mentioned in the advertising.
Possible buyers include young families, people rebuilding or renovating and owners moving up locally.
The age, finish and condition of the home explain much of the difference between sales. We compare completed improvements and any repairs still needed, and keep possible improvements separate from approved work.
For an original home, relevant trade advice can help explain the work that may be needed.
Start with sales of similar duplexes and attached homes nearby. Title, shared arrangements, privacy, outdoor space and parking explain most of the differences, and maintenance records show buyers what it costs to own.
Possible buyers include downsizers, young families and investors, who will also read the market figures.
If there are only a few close matches for your home, we’ll say so and explain how that shapes the appraisal. We describe possible buyers, not a forecast of who will make an offer.
Preparing to sell
Start small: finish the repairs, tidy the garden and make the rooms easy to move through. Clear the yard and side access, open up the outdoor areas and make the step from inside to outside easy to see. Talk to us before you commit to a major renovation.
Check your address on Council’s flood mapping early. Warana sits on an open foreshore, so buyers and their solicitors may look up flood and storm-tide information for the address, and checking first helps us prepare accurate advertising. Council’s property searches answer questions about your particular address.
If your home is near a beach access path or John Hotton Park, show buyers the walk they would take, and be clear about any public land between the property and the beach. We check any claim about beach access before it goes in the advertising.
Have records for roof, electrical, plumbing, pool and pest work ready, along with approvals and maintenance where you have them. For an original home, relevant trade advice can help explain work that may be needed; keep possible improvements separate from approved work.
Your address, a rough idea of timing and a list of what you’ve improved are enough to start. These help too, if you have them:
Ask your solicitor which seller disclosure documents apply and when they need to be ready.
You can start well before you have a moving date.
Call Mitch on 0421 411 881 for a relaxed conversation about your home, what has sold nearby and anything worth doing before you sell. There’s no rush. We can work through the options while you settle on your timing.

Why ELITE
Tell us whether you’re buying again, downsizing, relocating or simply considering a sale. We’ll talk through your timing and budget before recommending preparation or a launch date.
We’ll show you the recent sales behind our suggested range and the homes currently competing with yours. In Warana that means setting an original home beside original sales, a renovated home beside renovated ones and a duplex beside similar duplexes, and telling you when there are too few close sales to lean on.
We’ll recommend a sale method and explain the advertising, inspections and timing. Before you decide, we’ll set out the commission, marketing costs and preparation we suggest, so you can weigh up the plan.
Your sale in three stages: 1 Prepare and plan · 2 An optional private introduction · 3 Public launch, inspections and offers.
| Negotiated sale | Buyers make offers and you negotiate the price and terms, with flexibility on timing. Suits homes with clear comparable sales. |
|---|---|
| Auction | A set date and open bidding between registered buyers. In Queensland, agents can’t quote a price guide for an auction property. Queensland auction rules. |
| Expressions of interest | Written offers by a set closing date. Suits owners who want a clear deadline. |
| Private introduction | A quiet approach to suitable buyers before any public advertising. It’s optional and doesn’t guarantee an offer. |
| Essential | A focused plan built around the property information and agreed advertising. |
|---|---|
| Enhanced | For homes where extra presentation or exposure would help buyers understand the property. Each option is chosen for its purpose and confirmed in writing. |
| Elite | A more extensive plan where the property and budget support it. |
We confirm the inclusions and costs in a written proposal before you approve any spending.
The next step
The Warana Selling Guide covers local property comparisons, preparation and the records to gather before listing, including title and shared-arrangement details for duplex owners. It’s free to read, with no form to fill in.

Questions
A useful price range comes from seeing your home and setting it against completed sales that match it. In Warana we weigh the street position, the route to the beach, the land and the condition; for a duplex, we also look at title and shared arrangements. Include your address and any recent improvements when you ask for an appraisal.
The route to the beach is one part of the comparison, alongside privacy, traffic, land and the home itself. Two homes near the coast can offer quite different access and surroundings, and there is no fixed amount to add for being close to the water.
Not directly. We set an original home beside original sales and a renovated home beside renovated ones first. Where we need to use a sale of a different kind, we explain how we allowed for the difference.
Recent sales of similar duplexes and attached homes nearby tell us the most. Title, shared arrangements, privacy, outdoor space, parking and finish explain most of the difference, so have your title and any shared-arrangement documents handy.
Begin with maintenance and presentation. Then discuss whether a larger project solves a real concern for buyers of this home, and weigh its cost and the delay against selling as the home stands. Major work shouldn’t be assumed to pay for itself.
Only once it has been checked for the individual property. Zoning, lot size, title and any approvals are address-specific, so we confirm them with the right records and advice before describing extension or rebuild potential.
It is worth doing early. Council’s flood mapping shows flood and storm-tide information for each address, and buyers and their solicitors may look it up. General information about the foreshore doesn’t describe your property; the address-specific records do.
Compare the tenancy terms, lawful access for inspections, the likely buyers and the cost of a vacant period with us, your property manager and your solicitor. The right answer depends on your circumstances, and the tenancy rules set out what notice is needed before inspections.
You can. Selling first gives you certainty about your budget, while buying first secures the next home. A longer settlement can help bridge the gap, so talk it through with us and your lender before you commit to either.
No. An appraisal is an agent’s estimate of what your home may sell for, based on similar recent sales and a walk through the property. It’s free and there’s no obligation. A valuation is a formal report by a registered valuer, usually ordered by a bank or for legal or family matters, and there’s a fee.
The method should follow the property, the sales evidence and your priorities. A negotiated sale, an auction, expressions of interest and a private introduction each suit different situations, and we’ll explain the trade-offs before you choose. The Warana Selling Guide compares them in more detail.
Add your address and contact details for an appraisal or comparable sales; the address is optional if you’d like a conversation first. Tell us about your timing, any improvements and the questions on your mind, and we’ll come prepared.
Read the Warana Selling Guide for more on preparing, pricing and marketing your home.
