Focus your preparation on the right work.
Start with necessary repairs, cleaning and presentation. Discuss larger work before committing to it, because the cost may not be recovered in the sale.
In Queensland, the seller disclosure statement and prescribed certificates must be given to the buyer before they sign the contract, or before the fall of the hammer at auction. Ask your solicitor which documents apply to your property and when they need to be ready. Use the Queensland seller disclosure guidance to prepare your questions.
Check maintenance and records
Check exterior paint, gutters, timber and visible corrosion. Obtain qualified advice on concerns with canal walls, pontoons, jetties or access, and keep records of repairs and approvals. Ask your solicitor whether a pool safety certificate is needed and allow time to arrange it. For a townhouse or unit, gather body corporate fees, meeting records and details of planned building work.
