WURTULLA PROPERTY. Wurtulla real estate agent

Life by the beach and lake.

Wurtulla has beachside streets, established homes and the shores of Currimundi Lake. Explore local sales and ask how your home compares.

The area

Your part of Wurtulla

Wurtulla has the beach to the east and Currimundi Lake to the south. Nicklin Way runs through the suburb, so the routes to the beach, parks, shops and services vary from one address to another.

Sunshine Coast Council lists Wurtulla Beach as unpatrolled (checked 25 October 2026). Nearby patrols do not cover this beach. For swimming, check current patrol information and choose a beach with lifeguards or lifesavers on duty, swimming between the red and yellow flags.

Crummunda Park follows Coongarra Esplanade along Currimundi Lake, with picnic facilities, barbecues and a playground. A home near the lake offers a different setting from one close to the beach.

We look at the outlook, walking routes, privacy, parking and outdoor space for your address.

How does your home compare?

This beachside house is one Wurtulla example. A home near Currimundi Lake, a house further from the beach and a duplex need their own comparisons. Land, layout, condition and the actual route to local places all matter.

Ask for the sales most useful for your address. We’ll explain the differences and what they mean for an appraisal.

The numbers

Wurtulla property market figures

Sale prices, modelled values, asking rents and ownership for Wurtulla, with houses and units shown separately. Swipe or use the arrows to move between cards; each measure carries its own reporting period.

Source: Cotality Suburb Statistics Report, Wurtulla QLD 4575, prepared 20 October 2026; checked 21 October 2026. Sale-price medians and quartiles are rolling 12-month measures; the summary does not state a separate endpoint. Sales counts cover the 12 months to July 2026. Modelled values are at the end of September 2026 and are separate from recorded sale prices. Asking rents and rental-rate observations cover the 12 months to September 2026. Value-based yields are Cotality estimates, not a forecast of net returns. From Sep 2017 to Sep 2026, modelled median values moved from $614,800 to $1,464,261 for houses and $385,370 to $905,839 for units. † Fewer than 30 unit sales in the period: a small number of sales can materially change the median. Unit rents rest on 15 observations. These suburb-level measures provide context and are not an appraisal of an individual property.

The figures give a dated view of Wurtulla as a whole. Your home’s position, land, layout and condition need a closer comparison.

Position

What makes a Wurtulla home different?

We start with recent sales that share the features of your home, then work through the differences.

Beach, lake and street position

We consider the walk to the beach or lake, outlook, privacy and traffic when comparing your home with recent sales.

Land and the existing home

Block dimensions, orientation, usable outdoor areas and the floor plan all affect how a home presents. Any future building potential needs separate confirmation; it should not be assumed from land size alone.

Presentation and condition

The home’s condition, age and improvements help explain differences between sales. Compare the work already completed with any repairs a buyer may need to make. For a duplex or another attached home, check the title, shared arrangements and relevant records.

Questions

Questions about Wurtulla property

An appraisal considers relevant recent sales, the property’s position, land, accommodation and condition. Tell us the address and any improvements so we can compare it with suitable properties.

Being near the beach or the lake is one part of the comparison. The actual walking route, street position, privacy, land and quality of the home also matter. We explain the differences between your property and the sales we use.

The market cards give dated suburb-wide measures, with houses and units shown separately. Each measure has its own reporting period and source notes. Your property needs comparisons with suitable completed sales, alongside the homes buyers can inspect now.

A single result is a starting point. Compare its setting, land, accommodation and condition with your home. Beachside and lakeside positions can differ, and an attached home needs suitable comparisons of its own. We’ll explain where the closest matches help and where they differ.

Ask for an itemised proposal covering the agent’s fee, photography, advertising and any optional services. Allow separately for preparation, legal fees and moving costs. Compare what each proposal includes and when payments are due, so you can choose a plan that suits your home and budget.

Start with repairs, cleaning and the way each room presents. For a larger project, compare the cost and delay with selling in the home’s current condition. A beachside house, lakeside home and duplex may call for different preparation; the work should address a clear buyer concern.

Ask each agent to explain the sales they would compare with your home and the differences in position, land, layout and condition. Discuss the proposed sale method, marketing costs and who will handle inspections and buyer feedback. A clear explanation is more useful than an unsupported price promise.

Yes. An early conversation can help you understand the relevant sales, preparation options and possible costs. Let the agent know your preferred timing and what still needs deciding. You can use that information to plan without choosing a launch date at the first meeting.

Show what applies to your property: its outlook, outdoor space and actual route to the beach or lake. Location photographs should be clearly identified, and a nearby reserve should not be presented as private land. Accurate photographs and a clear floor plan help buyers understand the home before an inspection.

A list of improvements, available floor plans and notes about the home’s condition are a useful start. Mention features such as parking, outdoor areas and access that may not be obvious from the street. For a duplex or another attached home, bring any relevant shared-property information you already hold.
