What the Property Management Health Check covers
Work through your Sunshine Coast property’s management one topic at a time. You might be happy with the service or have a few questions. This check helps you decide what you’d like to discuss with your manager.
The 12 topics
- Communication: useful updates and clear next steps.
- Accountability: who to contact and how open matters are followed up.
- Rental performance: the local evidence behind rental advice.
- Tenant management: requests, decisions and your involvement.
- Rent arrears: how overdue rent is monitored and explained.
- Routine inspections: property condition, observations and follow-up.
- Maintenance: repair costs, approvals and progress.
- Compliance: the relevant Queensland requirements and records.
- Leasing strategy: time to consider renewals and re-letting.
- Financial reporting: statements, invoices and management charges.
- Asset protection: emerging issues and longer-term property care.
- Strategic advice: the future needs of your investment.
Answer from what you know
Choose “Yes, generally”, “Not always” or “I’m not sure” for each topic. An uncertain answer is a useful prompt to request information. It does not establish that your manager has done something wrong. There is no percentage score or pass or fail, and you choose the matters you want to prioritise.
Have your records handy
Your latest inspection report, owner statement, lease dates and maintenance emails may help you answer. If something is missing or you’re unsure what it means, make a note to ask your manager.
To open your report, complete the questions and provide the details and privacy agreement requested on the form. Your answers and details are then sent to ELITE, and a copy of the report is emailed to you. Brandi can help you talk through the next step.
If you are comparing services, read about changing property managers or browse the Landlord Resource Library before deciding whether to take anything further.
This is a self-assessment to help you decide what you may want to ask about. It is not a formal management audit, legal advice or a compliance assessment. If you have an urgent repair or safety concern, use the appropriate emergency or tenancy channels. For current Queensland renting guidance, visit the Residential Tenancies Authority.
Your answers stay in this browser while you complete the questions. When you request your report, your answers and the details you provide are sent to ELITE Lifestyle Properties so we can prepare the report and email you a copy. See our Privacy Policy for how we handle your information.
