Queensland owners / Straight answers

Can you change property managers during a tenancy?

Yes, generally. Changing the managing agent does not itself end an existing Queensland residential tenancy.

First review your current management appointment and its notice requirements. Under section 114 of the Property Occupations Act 2014, most continuing appointments can be revoked with at least 30 days’ written notice, unless both parties agree in writing to an earlier end date. Any fees and ongoing obligations should also be checked. Once the change is arranged, the outgoing and incoming managers coordinate the tenancy records, rent ledger, keys and outstanding matters. For a change during an ongoing tenancy, the RTA must be notified using Change of property manager/owner (Form 5).

01 / Before you decide

What would better management look like?

An investment property should not feel remote or uncertain.

Slow communication, unclear repairs or reporting that raises more questions than it answers can undermine confidence. Before moving, identify what needs to improve and consider whether your current agency can address those concerns. Where the relationship is no longer working, a second opinion can help you compare a new service on more than fees alone.

02 / The standard

Six things your property manager should be getting right.

01

Communication

Know who is responsible, what has happened and what happens next.
02

Maintenance

Receive clear approval, follow up and resolution processes.
03

Property oversight

Expect inspection reports with useful observations and next steps.
04

Financial clarity

Understand rent ledgers, expenses, statements and disbursements.
05

Rental strategy

Receive advice supported by relevant market evidence.
06

Accountability

Have a clear point of contact when a decision is required.

04 / A managed transition

The switching process, explained.

Good coordination protects continuity for the owner and the tenant. Timing depends on the appointment and the state of the records.

Start with Brandi

Discuss the existing appointment, tenancy and your concerns.
STEP 02

Review the agreement

Check the notice arrangements, fees and outstanding commitments.
STEP 03

Agree the transition

Confirm the appointment and practical effective dates.
STEP 04

Transfer the records

STEP 05

Update the tenant and RTA

Complete the RTA Form 5 process and new contact and payment instructions.
STEP 06

Review the first month

Confirm the property record, open matters and future reporting.

05 / Tenant continuity

The tenancy usually stays in place.

Changing the manager does not itself mean changing the lease.

For a management change during an ongoing Queensland tenancy, the previous and new property managers must sign the RTA Change of property manager/owner (Form 5). The form is lodged with the RTA and a copy provided to the tenant. If the usual signing arrangements cannot be completed, contact the RTA. The incoming manager should introduce themselves and confirm contact details, maintenance arrangements and rent payment options that meet current Queensland requirements. Existing notices, disputes or open repairs need careful handover.

06 / The important detail

What should be handed over?

A complete property record allows the new manager to make decisions with the right context.

  • Signed tenancy agreement and variations
  • Rent ledger and paid-to date
  • Bond and RTA reference
  • Condition and inspection reports
  • Keys and access arrangements
  • Outstanding maintenance and invoices
  • Financial records and owner balances
  • Pending notices, disputes and important dates

Is your property management meeting the standard?

Take ELITE’s 12-question Property Management Health Check. In around three minutes, identify strengths, concerns and the questions worth asking your manager. For further landlord information, visit our Landlord Resource Library.

09 / Common questions

Clear answers before you make a decision.

Can I switch while the property is tenanted?

Often yes. A change of managing agent does not itself terminate an existing tenancy. The appointment and transfer arrangements must still be handled correctly.

How much notice do I need to give?

For most continuing Queensland residential property management appointments, at least 30 days’ written notice applies unless both parties agree in writing to an earlier end date. Review the signed appointment, relevant fees and your individual circumstances before taking action. See section 114 of the Property Occupations Act 2014.

Does the tenant need a new lease?

Not ordinarily just because management changes. The RTA needs to be notified using Form 5, and the tenant should receive updated contact and compliant payment information.

What happens to the bond and rent ledger?

The existing tenancy records, rental ledger, bond reference and owner financial balances should be transferred and reconciled. RTA Form 5 records the change of agent during an ongoing tenancy. It is different from the Queensland Property Occupations Form 6 used to appoint an agent.

Can I talk with Brandi before deciding?

Yes. You can seek a private professional discussion about your options without committing to a change of manager.
