Buddina, From Beach Front to the Canals
I work from ELITE’s Buddina office. For your appraisal, I explain which completed sales are relevant to your position and property type, rather than relying on a suburb-wide figure.

About Jordan
An appraisal that takes your property’s details into account.
Page updated 24 October 2026
Based in Buddina, Jordan takes a considered approach to every sale, beginning with the property and the person behind the decision. He takes the time to understand why an owner is considering a move, what they want to achieve and what needs to happen next.
His advice is grounded in the details that distinguish one property from another. For waterfront homes, this may include frontage, aspect and boating access. For beachside homes and apartments, position, outlook, layout and parking can all influence buyer appeal and value.
By weighing these features against relevant local sales and current buyer demand, Jordan gives owners a clear basis for decisions about price, preparation and campaign strategy. His focus is on helping each owner move forward with confidence and a well-informed plan.
The sales value covers ELITE Lifestyle Properties’ cumulative agency sales. Jordan’s current listings and suburbs sold in are counted from ELITE listing records, including lead and second-agent sales.

Comparable sales
Curious about what nearby homes are selling for? Send me your address and I’ll share relevant Buddina or Minyama sales, with a short explanation of how they compare with your property. You don’t need to arrange an inspection or be ready to sell.
How I work
I walk through the property and talk with you about your plans and what you want from the sale.
I show you where the price sits against recent comparable sales, and the sales behind the figure. You decide in your own time.
If you go ahead, I lead the sale from the campaign through negotiation to contract, with our Buddina team behind me.
The stages: appraisal, preparation, launch, campaign, negotiation and settlement.
Ways to sell: private treaty, auction, expressions of interest or an off-market approach, chosen for your home and your timing.
Marketing and costs: We discuss the campaign, inclusions and fees in a written proposal before you approve any spending.
We never promise a sale price or a time on market.
Where I sell
Two homes in the same suburb can appeal to very different buyers. I’ll look at your location, outlook, layout and condition, then explain which recent sales are useful comparisons.
In Buddina, outlook, the actual route to the beach, layout and parking can make nearby properties very different comparisons.
I look at frontage, aspect, outdoor living and any pontoon or jetty. Practical boating access and supporting records need checking for the individual address.
Land, privacy, usable space, condition and parking help explain where your home sits. A nearby waterfront sale may not be a useful match.

I work from ELITE’s Buddina office. For your appraisal, I explain which completed sales are relevant to your position and property type, rather than relying on a suburb-wide figure.

A riverfront home, a canalfront house and an apartment need different comparisons. I explain the features that matter to your home, the alternatives buyers can inspect and any gaps in the sales evidence.

Questions
I work with owners across the Sunshine Coast from our Buddina office. Contact me to talk about your property and plans.
Request an appraisal using this page or call me on 0405 707 521. Include the property address and what you would like to know. We can agree a time to inspect the home and talk through price, preparation and timing, with no obligation to list.
Yes. Select “Send me comparable sales” in the enquiry form and include your property address. I can use that as a starting point for a conversation. An inspection helps me understand the features and condition that may change which sales are relevant.
I explain the completed sales that support a suggested range and where the evidence is limited. For waterfront homes, frontage, aspect and practical boating access matter. For beachside homes, I compare the actual walk to the beach, outlook, layout and parking. An appraisal is a guide for your selling decision, not a promise of the final sale price.
A canalfront home and a riverfront home can attract different buyers. I look at frontage, aspect, land, condition and practical water access. Pontoon, jetty and access claims need supporting records for the individual property; a nearby headline sale is not automatically a useful comparison.
The right approach depends on your property, the likely buyers and your timing. We can discuss private treaty, auction, expressions of interest or an off-market approach, including the proposed campaign and what each would ask of you before you choose.
We discuss presentation, photography, advertising, inspections and the proposed selling fee before you commit. Ask for a written proposal showing what is included, what is optional and when costs are payable. The scope depends on the property and the campaign you choose.
No. You might be planning a move later or simply keeping an eye on your property’s value. We can discuss recent sales and anything worth preparing, without committing to a campaign.
You deal directly with me on the appraisal, buyer feedback and offers, with the ELITE team supporting the campaign. Before we begin, we discuss how you would like to receive updates and who to contact when you have a question.
The sales value is ELITE Lifestyle Properties’ cumulative agency total. Jordan’s current listing count and the number of suburbs he has sold in use ELITE’s published listing records, including properties where he is lead or second agent. The suburb count covers the last 12 months. These two counts update when the page loads. Portals may report different totals because their coverage and reporting periods differ.
Your home is not advertised for sale without your instruction. ELITE uses your details to respond to your enquiry, as explained in our privacy policy. You can ask for comparable sales before deciding whether to arrange an inspection.
