Life beside the Passage.
Your Golden Beach home might face the Pumicestone Passage from the Esplanade, sit in an apartment building near the foreshore parks or be a house in the streets further inland. Each sells a little differently, so we start with where yours sits and compare it with relevant recent sales.
Mitch Lund sells in Golden Beach from our office at 28 Parkana Crescent, Buddina. Call him on 0421 411 881 to discuss your home and plans.

Selling in Golden Beach starts with your home’s relationship with the Pumicestone Passage. An Esplanade home facing the foreshore parks, a house in the streets inland and an apartment or townhouse are each compared with their own kind of sale. Mitch Lund works from ELITE’s Buddina office. Read the Golden Beach Selling Guide, then ask for a confidential appraisal.
The area
Golden Beach faces the Pumicestone Passage rather than the open ocean. Council describes Golden Beach as running along the Passage from Bulcock Beach to the mouth of Bells Creek, sheltered from the ocean swell by Bribie Island, and the Coastal Pathway follows the Esplanade past foreshore parks, jetties and boat ramps. Inland of the Esplanade, some streets sit beside a canal, and the established streets between hold houses, duplexes, townhouses and apartments. Two homes a few streets apart can have a different outlook, a different route to the foreshore and a different set of sales to compare with.
Homes along the Esplanade look across the road and the Coastal Pathway to the Passage, with Bribie Island on the far side.
The road, the pathway and the public foreshore sit between these homes and the water, so an Esplanade address is a setting, not private waterfront. We compare the outlook from the living areas, privacy, parking and the walk to the nearest access point, and we check the stretch of foreshore in front of the home, because the parks, seawalls and open sand change along its length.
Apartments and units are a large part of the Golden Beach market, and many sit close to the foreshore.
A building’s position near the Passage isn’t evidence of the outlook from every apartment in it. Floor level, orientation, neighbouring buildings and the layout decide what each residence actually sees, so we photograph the view from the living areas and balcony, then compare the lot with sales in its own building first.
Inland of the Esplanade, some homes back onto or face a canal, and each one needs its own records checked.
A canal address on its own doesn’t establish private water access, a berth or a pontoon. Title boundaries, any approved structure and who is responsible for the canal edge are confirmed from the documents for each address before anything is described. We compare a canal-side home with others where those details have been confirmed, never with an Esplanade home facing the Passage.
Away from the foreshore, houses, duplexes and townhouses share the streets, and the land, layout and condition do most of the talking.
For a house in the streets inland, the block, the accommodation, parking and condition usually lead the comparison. For a duplex or townhouse, the title, any shared arrangements, private outdoor space and the body corporate information join them. Neither is measured against a prominent Esplanade result with a very different setting.
Golden Beach’s foreshore places include Leach Park off Short Street, Ayliffe Park between Wills Avenue and McLean Street, Fraser Park with its views across the Passage, Jellicoe Street Foreshore Park, the Military Jetty and Keith Hill Park at the southern end. Apex Park sits beside the Caloundra Power Boat Club and boat ramp. A park across the road and one a short drive away are not the same thing for a buyer, and a public jetty or boat ramp nearby is not a private mooring, so we show the real route and the outlook from the rooms themselves.

It is usually the first thing an owner asks, and in Golden Beach the answer turns on where your home sits and what it offers. An Esplanade home, an apartment near the foreshore, a canal-side house and a home in the streets inland are each measured against their own kind of sale, so we look at the outlook, the land or building, the layout and the condition and explain every difference, rather than applying a suburb figure to your address.
An appraisal is an agent’s estimate of what your home may sell for, based on similar recent sales and a walk through the property. It’s free and there’s no obligation.
A valuation is a formal report by a registered valuer, usually ordered by a bank or for legal or family matters, and there’s a fee. If you’re deciding whether and when to sell, an appraisal is the usual place to start.
The Golden Beach market figures below show the suburb as a whole. An appraisal brings that back to your home and the homes it will be competing with.
Local sales
The homes buyers can look at now, beside homes sold by ELITE. Current listings matter to your appraisal because they’re what buyers will see next to your home. Where Golden Beach has few listings at the moment, nearby homes fill the carousel, and each card names its own suburb.

Find the right comparison for your address.
We compare it with other homes facing the Passage along the Esplanade, then allow for the stretch of foreshore in front, the outlook, the land, the layout and the condition.
A canal-side home is set beside canal-side sales with the same confirmed records; a house in the streets inland beside similar blocks and houses, sorted by the real walk to the foreshore.
Your own building or group first, then similar buildings nearby, allowing for level, outlook, balcony or courtyard, parking and body corporate costs.
Tell us your address and a little about the home, and we’ll walk you through the Golden Beach sales that matter.

Source: Cotality Suburb Statistics Report, Golden Beach QLD 4551, prepared 20 October 2026; checked 20 October 2026. Sale-price medians and quartiles are rolling 12-month measures; the summary does not state a separate endpoint. Sales counts cover the 12 months to July 2026. Modelled values are at the end of September 2026 and are separate from recorded sale prices. Asking rents and rental-rate observations cover the 12 months to September 2026. Value-based yields are Cotality estimates, not a forecast of net returns. From September 2017 to September 2026, modelled median values moved from $616,514 to $1,326,372 for houses and $434,325 to $1,056,093 for units. These suburb-level measures provide context and are not an appraisal of an individual property.
Each card shows its own period and source. Every figure comes from the ELITE Market Figures Database (EMFD), taken from Cotality reports.
What this means for your sale. These figures describe Golden Beach as a whole. Apartments and units make up a large part of the market here, so the unit card deserves as much attention as the house card. Where the carousel flags a small number of sales, read that median as a rough guide rather than a target, and set your home against sales from its own setting.
Your property
Two Golden Beach homes can look alike in the photographs and still sell some distance apart. We’ll show you which recent sales are useful for yours and how the differences shape our suggested range. No feature carries a fixed premium across every property.
An outlook across the Passage to Bribie Island is judged from the living areas and the balcony, alongside the direction the home faces, privacy and what sits between the home and the water. A photograph of the foreshore isn’t evidence of the view from your home, so we compare homes with a similar outlook rather than adding a blanket water-view premium.
Possible buyers include people relocating to the coast, local owners moving closer to the water and downsizers drawn to the calm of the Passage.
A canal-side block and a house a few streets back can live quite differently, and neither should be described by its address alone. We confirm the boundaries and any approved structures for a canal-side home, and for every house we compare the land you can actually use, the parking and the layout.
Possible buyers include families wanting a yard near the foreshore and owners trading a large home for an easier one.
An original home and a fully renovated one can sit on the same street and need different evidence. Salt air works on roofs, windows and fittings, so we set an original home beside original sales and a renovated home beside renovated ones, and explain how we allowed for the gap.
Buyers looking at an original home often want to understand the scope of work before they make an offer, so trade advice can help.
Start with sales in the same building, then comparable buildings nearby. Floor area, level, outlook, outdoor space and parking explain most of the differences, and the body corporate fees, sinking fund, insurance and planned works show buyers what it costs to own. A building close to the Passage isn’t automatically the right benchmark for one further back.
Possible buyers include downsizers, lifestyle buyers and investors, who will also read the asking rents in the market figures.
If there are only a few close matches for your home, we’ll say so and explain how that shapes the appraisal. We describe possible buyers, not a forecast of who will make an offer.
Preparing to sell
Start small: finish the repairs, tidy the outdoor areas and make the rooms easy to move through. Show the home’s real relationship with the Passage, keep the public foreshore distinct from your own land, and gather the building and body corporate records if you own an apartment or townhouse. Talk to us before you commit to a major renovation.
Check your address on Council’s flood mapping early. Golden Beach sits on the Passage foreshore with canal-side streets inland, so buyers and their solicitors may look up flood and storm-tide information for the address, and checking first helps us prepare accurate advertising. Council’s property searches answer questions about your particular address.
Council has renewed seawall sections along the Golden Beach foreshore and is working on a seawall and parkland upgrade at Diamond Head, near Keith Hill Park. Council’s foreshore works page sets out the stages. Any works near your home are checked close to launch and described with the date we checked them, so the advertising matches what buyers will find on the day.
Have records for roof, electrical, plumbing, pool and pest work ready, along with approvals and maintenance where you have them. For an original home, relevant trade advice can help explain work that may be needed; keep possible improvements separate from approved work.
Your address, a rough idea of timing and a list of what you’ve improved are enough to start. These help too, if you have them:
Ask your solicitor which seller disclosure documents apply and when they need to be ready.
You can start well before you have a moving date.
Call Mitch on 0421 411 881 for a relaxed conversation about your home, what has sold nearby and anything worth doing before you sell. There’s no rush. We can work through the options while you settle on your timing.

Why ELITE
Tell us whether you’re buying again, downsizing, relocating or simply considering a sale. We’ll talk through your timing and budget before recommending preparation or a launch date.
We’ll show you the recent sales behind our suggested range and the homes currently competing with yours. In Golden Beach that means setting an Esplanade home beside sales facing the Passage, a canal-side home beside canal-side sales, an apartment beside its own building first, and telling you when there are too few close sales to lean on.
We’ll recommend a sale method and explain the advertising, inspections and timing. Before you decide, we’ll set out the commission, marketing costs and preparation we suggest, so you can weigh up the plan.
Your sale in three stages: 1 Prepare and plan · 2 An optional private introduction · 3 Public launch, inspections and offers.
| Negotiated sale | Buyers make offers and you negotiate the price and terms, with flexibility on timing. Suits homes with clear comparable sales. |
|---|---|
| Auction | A set date and open bidding between registered buyers. In Queensland, agents can’t quote a price guide for an auction property. Queensland auction rules. |
| Expressions of interest | Written offers by a set closing date. Suits owners who want a clear deadline. |
| Private introduction | A quiet approach to suitable buyers before any public advertising. It’s optional and doesn’t guarantee an offer. |
| Essential | A focused plan built around the property information and agreed advertising. |
|---|---|
| Enhanced | For homes where extra presentation or exposure would help buyers understand the property. Each option is chosen for its purpose and confirmed in writing. |
| Elite | A more extensive plan where the property and budget support it. |
We confirm the inclusions and costs in a written proposal before you approve any spending.
The next step
The Golden Beach Selling Guide starts with the suburb itself, then works through the comparisons, preparation, pricing and campaign decisions that shape a sale here, including what apartment and canal-side owners should gather. It’s free to read, with no form to fill in.

Questions
A useful price range comes from seeing your home and setting it against completed sales that match it. In Golden Beach we weigh the home’s relationship with the Passage, the outlook from the living areas, the land or building and the condition; for an apartment, we start with your own building. Include your address and any recent improvements when you ask for an appraisal.
No. The road, the Coastal Pathway and the public foreshore sit between Esplanade homes and the Passage. We describe the setting accurately and compare the outlook, privacy, parking and the home itself, without suggesting private frontage or water rights.
Not automatically. Title boundaries, any approved structure and responsibility for the canal edge differ from address to address. Your title, Council’s property searches and your solicitor are the right sources before anything is described, and we compare canal-side homes only with others where those details are confirmed.
Not on its own. The outlook, setting and land can be very different, so we begin with the closest physical and location match. Where broader evidence is needed, we explain the differences rather than treating the suburb name as enough to make two homes comparable.
It can change which sales are useful, but there is no fixed amount to add. Level, orientation, neighbouring buildings and the layout decide what an apartment actually sees, so we compare it with lots in the same building first and only describe a water view where the apartment has one.
It can. Council lists Golden Beach among its unpatrolled beaches, and the advertising should say nothing that suggests otherwise. Many buyers come for the calm, sheltered water of the Passage rather than surf, so we describe the setting as it is.
Only as they stand at the time. Council has been renewing seawalls along the foreshore and planning works at Diamond Head, so we check access, parking and photography conditions close to launch and date anything time-sensitive, rather than relying on an earlier update.
The levy notice, the sinking fund position, insurance details, the by-laws and any planned works, including works to the building’s exterior. Have them ready before launch, because apartment buyers here compare buildings as closely as they compare the apartments themselves.
Begin with maintenance and presentation. Then discuss whether a larger project solves a real concern for buyers of this home, and weigh its cost and the delay against selling as the home stands. Major work shouldn’t be assumed to pay for itself.
Compare the tenancy terms, lawful access for inspections, the likely buyers and the cost of a vacant period with us, your property manager and your solicitor. The right answer depends on your circumstances, and the tenancy rules set out what notice is needed before inspections.
You can. Selling first gives you certainty about your budget, while buying first secures the next home. A longer settlement can help bridge the gap, so talk it through with us and your lender before you commit to either.
No. An appraisal is an agent’s estimate of what your home may sell for, based on similar recent sales and a walk through the property. It’s free and there’s no obligation. A valuation is a formal report by a registered valuer, usually ordered by a bank or for legal or family matters, and there’s a fee.
