The Wave Sunshine Coast: What It Could Mean for Locals
Mitch Lund looks at The Wave Sunshine Coast, proposed stations and what better transport could mean for communities from Minyama to Caloundra.
ELITE Lifestyle Properties · Aroona
Space, outlook and established streets.
Aroona sits behind the Caloundra coastline. Outlook, usable land and access can change even within the same street, so we assess each home individually.
Mitch Lund sells in Aroona from our office at 28 Parkana Crescent, Buddina, and meets you at your home for the appraisal.
Mitch Lund helps Aroona owners prepare for sale, from elevated homes to level family houses near Aroona Park or Ridgehaven Park and townhouses. He works from ELITE’s Buddina office. Read the Aroona Selling Guide, then ask for a confidential appraisal.
The area
Aroona sits behind the Caloundra coastline, with established homes, gardens and local parks. Some streets climb and look out over the rooftops, others run level, so two homes a short walk apart can differ in outlook, in how easily the yard is used and in the set of sales they are compared with.
Aroona Park on Miranda Street has a junior playground with shade sails, a kids’ educational cycle track, half courts, a cricket pitch and picnic facilities. Ridgehaven Park, between Beerburrum Street and Kalana Road, has playgrounds, exercise equipment along its paths and a fenced dog park. A home close to either can show buyers the walk.
On the higher streets, homes can look out over the rooftops towards the coast. The view, the aspect and the breeze change from one address to the next, even along the same street.
The street name will not tell a buyer how high a home sits or what it looks out on, so we confirm the outlook from the property itself before we describe it.
A home with a wide outlook and one with a partial or screened view are set beside different sales. Stairs, a sloping driveway and a steep yard shape how the home lives too, so we photograph the view from inside the home and show how the access works.
On the flatter streets, the floorplan, the yard and the daily routine usually lead the decision. These homes are set beside similar family houses, not the homes on the higher ground.
Buyers look closely at how a home lives day to day: bedrooms together or apart, a second living zone and how the kitchen meets the yard. An accurate floorplan lets them check the layout before they inspect.
A usable yard and real room for cars, a boat or a trailer often separate two otherwise similar houses, so we measure side access and parking and photograph them as they are.
Parks run through the suburb, from Aroona Park on Miranda Street and Ridgehaven Park to Ocean Ridge Park at The Parkway. A park outlook, or an easy walk to one, is worth showing.
Check the real route, the crossings and the traffic from your address before you describe the walk. A park that is close in a straight line can be further on foot.
If your home overlooks a park, buyers will also think about privacy, noise and where visitors park, so we show the outlook as it really is and note any private garden the home has. Council’s pages for Aroona Park and Ridgehaven Park list what each offers.
Original and renovated homes often sit in the same street. We compare their condition and the work still needed.
A renovated home is set beside renovated sales. An original home is set beside other original homes and recent projects, with an allowance for the work still to do.
A short description of the work, or a quote for the kitchen, bathrooms or cooling, helps buyers price the potential instead of fearing the cost.
Aroona is mainly detached houses, with a much smaller unit and townhouse market, so a unit is compared on its own terms and close matches can be few.
We start with sales in your own building or development, then similar buildings nearby. Floor area, level, access, parking and body corporate fees explain most of the gap between two units.
Gather your meeting records, recent levy notices and any planned-work details early, because buyers and their solicitors will ask for them. House sales are not a substitute for unit sales.
Aroona’s parks include Aroona Park, Ridgehaven Park and Ocean Ridge Park at The Parkway. Council places Ridgehaven Park between Beerburrum Street and Kalana Road, with shelters, picnic facilities, goal posts and open space for kick and throw. Because each park and each outlook differs, we describe the one your home actually has.

Details to compare: Outlook, usable yard, parking, access through the home and condition
It is usually the first thing an owner asks, and in Aroona the answer turns on where your home sits. An elevated home with an outlook, a house on a level family street and an original home waiting for a renovation are each measured against their own kind of sale, so we look at the land, the layout, the condition and the outlook, and for a sloping block, how practical the access and the usable yard are.
An appraisal is an agent’s estimate of what your home may sell for, based on similar recent sales and a walk through the property. It’s free and there’s no obligation.
A valuation is a formal report by a registered valuer, usually ordered by a bank or for legal or family matters, and there’s a fee. If you’re deciding whether and when to sell, an appraisal is the usual place to start.
The Aroona market figures below show the suburb as a whole. An appraisal brings that back to your home and the homes it will be competing with.

Find the right comparison for your address.
We look at the outlook and what it takes in, how the home sits on the block, the steps and access, the usable yard, and the home itself. A home with an outlook is weighed against other outlook sales, not the homes on the level streets below it.
Land size, layout, condition, privacy and parking, set against similar houses in the streets around Aroona Park and Ridgehaven Park.
Your own complex first, then similar units and townhouses nearby, allowing for level, outlook, parking and body corporate costs. Unit sales are fewer than house sales here, so we say plainly when the evidence is thin.
Tell us your address and a little about the home, and we’ll walk you through the Aroona sales that matter.

Source: Cotality Suburb Statistics Report, Aroona QLD 4551, prepared 20 October 2026; checked 21 October 2026. House sale-price medians and quartiles are rolling 12-month measures; the summary does not state a separate endpoint. House sales cover the 12 months to July 2026. Modelled values are at the end of September 2026 and are separate from recorded sale prices. Asking rents and rental-rate observations cover the 12 months to September 2026. Value-based yield is a Cotality estimate, not a forecast of net returns. ‡ Unit sale-price figures, unit rents and unit yields are omitted because the report’s unit summary uses an older period or shows no figure. Modelled unit values are shown separately and should be read with the suburb’s small unit stock in mind. These suburb-level measures provide context and are not an appraisal of an individual property.
Each card shows its own period and source. Every figure comes from the ELITE Market Figures Database (EMFD), taken from Cotality reports.
What this means for your sale. These figures describe Aroona as a whole. Houses make up most of the suburb, so the house figures carry the most weight and unit figures are limited. Where the carousel flags a small number of sales, read that median as a rough guide rather than a target. Elevated homes, level family homes and original homes sit side by side here, so set yours against sales in its own setting, and a unit against its own complex first.
Your property
Similar-looking Aroona homes can sell for different prices. We’ll explain how the outlook, land and condition affect our suggested range.
Look at the outlook, how the home sits on its block, which way it faces and how much of the yard you can use, alongside the home itself. A home that looks out over the suburb and one with the same view partly blocked are different comparisons.
Each needs its own assessment, and there’s no fixed premium for height to add.
Possible buyers include families after space, people moving to the coast and buyers who want an outlook without leaving the area.
On level streets, the size and shape of the block sit alongside the layout, the condition and the outdoor space. Proximity to a park or reserve, parking and the walk to local amenities matter too. As with higher streets, there’s no fixed premium to add for the street.
Possible buyers include local families moving up, downsizers who still want a house and garden, and people new to the coast.
Here the comparison is with homes of a similar age and condition, with an eye on layout, privacy, parking and outdoor space. A fully renovated sale is a poor match for an original home, even in the same street, so we say how far apart the two sit.
Possible buyers include renovators, families who want to put their own stamp on a home and buyers who want to move straight in.
Start with sales in the same complex or development, then comparable alternatives nearby. Floor area, level, outlook, access and parking explain most of the differences, and the body corporate fees and maintenance records show buyers what it costs to own.
Possible buyers include downsizers, first-home buyers and investors, who will also read the asking rents.
If recent comparable sales are limited, we’ll explain how that affects the appraisal. The buyers listed above are possibilities, not a prediction of who will make an offer.
Preparing to sell
Start small: finish the repairs, tidy the garden and make the rooms easy to move through. On a higher block, let the outlook speak for itself. Clear the deck, open the view from the living areas and make the steps and path from the street easy and safe to use. Talk to us before you commit to a major renovation.
Check your address on Council’s flood mapping early, and read the Queensland seller disclosure guidance. Your solicitor confirms what the disclosure statement must include, and Council’s property searches answer questions about your particular address.
Aroona has higher streets and level ones, so buyers and their solicitors will look at the address itself. On a sloping block, they walk the driveway, the steps and the path to the front door, then ask how much of the yard is level and usable. Checking it first means nothing in the advertising needs walking back.
If your home is near Aroona Park or Ridgehaven Park, show buyers the walk they would take, and be clear about any public access beside the property.
Have records for any retaining wall, deck, pool, shed or extension ready, including approvals, maintenance and repairs where you have them. Retaining walls and other structures on the block are generally the owner’s to maintain, so buyers and their solicitors often ask for the paperwork. Check any claim about the outlook, the usable yard or the access before it goes in the advertising.
Your address, a rough idea of timing and a list of what you’ve improved are enough to start. These help too, if you have them:
Ask your solicitor which seller disclosure documents apply and when they need to be ready.
You can start well before you have a moving date.

Why ELITE
Tell us if you’re buying again, downsizing, relocating or simply considering a sale. We’ll talk through your timing and budget before recommending preparation or a launch date.
We’ll show you the recent sales behind our suggested range and the homes currently competing with yours. In Aroona that means setting an elevated home beside outlook sales and a level family home beside family-street sales, and telling you when there are too few recent sales to lean on.
We’ll recommend a sale method and explain the advertising, inspections and timing. Before you decide, we’ll set out the commission, marketing costs and preparation we suggest, so you can weigh up the plan.
Your sale in three stages: 1 Prepare and plan · 2 An optional private introduction · 3 Public launch, inspections and offers.
| Negotiated sale | Buyers make offers and you negotiate the price and terms, with flexibility on timing. Suits homes with clear comparable sales. |
|---|---|
| Auction | A set date and open bidding between registered buyers. In Queensland, agents can’t quote a price guide for an auction property. Queensland auction rules. |
| Expressions of interest | Written offers by a set closing date. Suits owners who want a clear deadline. |
| Private introduction | A quiet approach to suitable buyers before any public advertising. It’s optional and doesn’t guarantee an offer. |
| Essential | A focused plan built around the property information and agreed advertising. |
|---|---|
| Enhanced | For homes where extra presentation or exposure would help buyers understand the property. Each option is chosen for its purpose and confirmed in writing. |
| Elite | A more extensive plan where the property and budget support it. |
We confirm the inclusions and costs in a written proposal before you approve any spending.
The next step
The guide starts with Aroona itself, from the higher streets and the level ones to the parks and reserves, then works through how elevated, level and original homes are compared and what a unit seller needs from the body corporate. It’s free to read, with no form to fill in first.

Questions
A useful price range comes from seeing your home and setting it against completed sales that match it. For a unit or townhouse, we start with your complex. Include your address and any recent improvements when you ask for an appraisal. On a higher street, we also weigh the outlook, the access, the usable yard and the records for any retaining wall, deck or pool.
Yes, in the details. A home with an outlook is compared with other outlook sales, and buyers will walk the driveway, the steps and the path to the front door, then ask how much of the yard is level and usable. A home on a level street, perhaps near Aroona Park or Ridgehaven Park, is compared with similar family homes. If close comparable sales are scarce, we say so and explain how we’ve allowed for the differences.
It can matter to a buyer, but there’s no fixed amount to add to the price. What the home looks out over, how much of that view the living areas and outdoor spaces take in, and what could change it are weighed alongside the land, the layout and the condition. A photograph of the wider coast is not evidence of the view from your rooms, so check any claim about the outlook before it’s advertised.
It can help buyers picture daily life, but there’s no fixed amount to add to the price. We describe the location accurately and show the walk from your home, including the route and any crossings. The street, privacy and condition of the home stay part of the comparison, and any photograph of the park is labelled as local context, not the view from your home.
Only when the homes genuinely match. A renovated home with a wide outlook can be poor evidence for an original house on a level street, even nearby. We start with the sales closest to your home in setting, land, layout and condition, and explain which features set the sales apart and any allowance we make.
Retaining walls, decks, pools and other structures on your block are generally the owner’s to maintain, so buyers and their solicitors will ask about their condition and approvals. Have the approvals, maintenance and repair records ready, with the builder or engineer details if you have them. A photograph can’t show how a structure was built or how it has aged, so ask a qualified adviser about anything you are unsure of, and your solicitor can confirm what applies to your property.
It’s worth doing early. Council’s flood mapping shows flood information for each address, and buyers and their solicitors may look it up. Your solicitor confirms what the disclosure statement must include, and we’ll make sure the advertising describes the property accurately.
Catchments depend on the exact address, the year level and the school. Check the address on the Queensland Government EdMap and confirm with the school before any catchment is mentioned in the advertising.
Recent sales in your own complex tell us the most, so we start there and then look at similar units and townhouses nearby. Floor area, outlook, privacy, parking, outdoor space and condition explain most price differences. Body corporate fees and planned building works belong in the conversation too.
Yes. The tenancy rules set how much notice tenants need before inspections and photography, and whether the lease continues after the sale. We work with your property manager on access, and if you’d rather keep the property and change managers, our property management team can help.
You can. Selling first gives you certainty about your budget, while buying first secures the next home. A longer settlement can help bridge the gap, so talk it through with us and your lender before you commit to either.
For an appraisal or comparable sales, add your address and contact details; the address is optional if you’d like a conversation first. Use the message box to tell us about your timing, improvements and the questions on your mind. Mention the outlook, any retaining wall, deck or pool, or your complex and unit details, so Mitch arrives with the right sales.
Read the Aroona Selling Guide for more on preparing, pricing and marketing your home.
