Selling in Currimundi with Mitch Lund explains his local approach and recent sales.
Selling in Currimundi starts with where your home sits. A house near Currimundi Lake, a home in the Creekside Estate and a townhouse near Currimundi Beach are each compared with their own kind of sale. Mitch Lund works from ELITE’s Buddina office. Read the Currimundi Selling Guide, then ask for a confidential appraisal.
The area
Currimundi sits where Currimundi Creek reaches the coast. Council describes Currimundi Lake as a coastal lagoon at the creek’s mouth: its entrance opens and closes with the conditions, so the lake is not always open to the sea. Council’s lagoon page explains how the entrance is managed, and Currimundi Beach runs south from the lake, so many homes are described by how they sit between the two. Two homes a few streets apart can have a different outlook, a different walk to the sand and a different set of sales to compare with.
Homes close to the lake sit near the water and open parkland, and the outlook differs from one home to the next. Cliff Hargreaves Park on Westaway Parade is named after a long-time resident who helped keep the beach around the lake clean.
Being near the lake is not the same as having lake frontage, so we check how each home relates to the water, the reserve and the road before we describe it. Council opens a closed entrance only when public safety is at risk, so the lake can look different from one week to the next, and we describe the outlook as it is on the day of the photographs.
Currimundi Beach runs south from the lake mouth, with its main areas at Watson Street and Buderim Street joined by the coastal pathway.
A home near the beach is compared with homes in a similar position. The walk to the sand, the roads crossed on the way and the feel of the street count for more than a street name does. Buyers who care about patrolled swimming can check the current patrol arrangements with Council.
Homes in the Creekside Estate stand on their own blocks, with Creekside Boulevard as one of the suburb’s main roads and Coondibah Creek Park among its local reserves.
A house here is compared with similar houses in its own pocket first, because a sale beside the lake is a poor guide even with the same postcode. Buyers look at the block, the layout, privacy, parking and the walk to the park.
Around Grahame Stewart Park on Croydon Avenue, Alstonville Park and Frank McIvor Park on Gothic Parade, established streets offer yards, parking and a local park close by.
Condition varies from original to freshly renovated, sometimes on the same street. We set an original home beside other original sales and a renovated home beside renovated ones, and explain how we allowed for the work still to do.
Talara Primary College on Talara Street and Currimundi State School on Buderim Street are both in the suburb. A nearby school and a place at it are not the same thing, so buyers check the catchment for an address on Queensland Government EdMap.
Townhouses and units sit in small groups and complexes, and each is compared with the other homes in its own group before anything else.
After the home’s own group come similar attached homes nearby. Level, outlook, outdoor space, parking and body corporate costs explain most of the gap between two homes, so have your latest levy notice and any notes on planned building work ready.
Currimundi’s local places include Grahame Stewart Park on Croydon Avenue, Cliff Hargreaves Park on Westaway Parade, Frank McIvor Park on Gothic Parade, Alstonville Park on Alstonville Way, Ballinger Beach Park, the Watson Street Foreshore Reserve, Coondibah Creek and the Currimundi Recreation Camp on Currimundi Road. A reserve across the road and one a short drive away are not the same thing for a buyer, and living near the lake, the beach or a park is not the same as a view from the home, so we show the real route and check the outlook from the rooms themselves before we describe either.

It is usually the first thing an owner asks, and in Currimundi the answer turns on where your home sits. A home near the lake or the beach, one in the Creekside Estate and a house in an established family street are each measured against their own kind of sale, so we look at the land, the layout, the condition and the route to the places buyers care about.
An appraisal is an agent’s estimate of what your home may sell for, based on similar recent sales and a walk through the property. It’s free and there’s no obligation.
A valuation is a formal report by a registered valuer, usually ordered by a bank or for legal or family matters, and there’s a fee. If you’re deciding whether and when to sell, an appraisal is the usual place to start.
The Currimundi market figures below show the suburb as a whole. An appraisal brings that back to your home and the homes it will be competing with.

We look at the walk to the lake or beach, the street, land and home. We start with sales in a similar setting and explain any differences.

Source: Cotality Suburb Statistics Report, Currimundi QLD 4551, prepared 20 October 2026; checked 21 October 2026. Sale-price medians and quartiles are rolling 12-month measures; the summary does not state a separate endpoint. Sales counts cover the 12 months to July 2026. Modelled values are at the end of September 2026 and are separate from recorded sale prices. Asking rents and rental-rate observations cover the 12 months to September 2026. Value-based yields are Cotality estimates, not a forecast of net returns. † Fewer than 30 unit sales in the period: a small number of sales can materially change the median. These suburb-level measures provide context and are not an appraisal of an individual property.
Each card shows its own period and source. Every figure comes from the ELITE Market Figures Database (EMFD), taken from Cotality reports.
What this means for your sale. These figures describe Currimundi as a whole. Where the carousel flags a small number of sales, read that median as a rough guide rather than a target. Lake, Creekside and street homes sit side by side here, so set yours against sales in its own setting, and a unit or townhouse against its own group first.
Your property
Two Currimundi homes can look alike in the photographs and still sell some distance apart. We’ll show you which recent sales are useful for yours and how the differences shape our suggested range.
How far the home is from the lake or the beach, the route and any road crossings, the street setting and the outdoor space you can use all count alongside the home itself. A home a short walk from the foreshore and one further back are different comparisons, and there is no fixed premium to add for being near the water.
Possible buyers include families after a coastal routine, people moving to the coast and downsizers who still want a house and garden.
In the Creekside Estate and the established streets around Grahame Stewart Park and Alstonville Park, the comparison is with similar blocks and houses: land, layout, condition, privacy, parking and outdoor space. A home beside the lake or the foreshore is usually a poor match, even in the same postcode.
Possible buyers include local families moving up, downsizers who still want a house and garden, and people new to the coast who want room to spread.
Here the comparison is with similar blocks and houses, with an eye on layout, privacy, parking and outdoor space. A home beside the lake or the foreshore is usually a poor match, even in the same postcode.
Possible buyers include local families moving up, downsizers who still want a house and garden, and people new to the coast.
Start with sales in the same group or building, then comparable alternatives nearby. Floor area, level, outlook, outdoor space and parking explain most of the differences, and the body corporate fees and maintenance records show buyers what it costs to own.
Possible buyers include downsizers, first home buyers and investors, who will also read the asking rents in the market figures.
If there are only a few close matches for your home, we’ll say so and explain how that shapes the appraisal. We describe possible buyers, not a forecast of who will make an offer.
Preparing to sell
Start small: finish the repairs, tidy the garden and make the rooms easy to move through. Clear the yard and side access, open the outlook from the living areas and make the step from inside to outside easy to see. Talk to us before you commit to a major renovation.
Check your address on Council’s flood mapping early. Currimundi has a lake, a creek and a foreshore, so buyers and their solicitors may look up flood and storm-tide information for the address, and checking first helps us prepare accurate advertising. Council’s property searches answer questions about your particular address.
If your home is near a reserve or the foreshore, show buyers the walk they would take, and be clear about any public access between the property and the water. We check any claim about water access before it goes in the advertising.
Have records for roof, electrical, plumbing, pool and pest work ready, along with approvals and maintenance where you have them. For an original home, relevant trade advice can help explain work that may be needed; keep possible improvements separate from approved work.
Your address, a rough idea of timing and a list of what you’ve improved are enough to start. These help too, if you have them:
Ask your solicitor which seller disclosure documents apply and when they need to be ready.
You can start well before you have a moving date.
Call Mitch on 0421 411 881 for a relaxed conversation about your home, what has sold nearby and anything worth doing before you sell. There’s no rush. We can work through the options while you settle on your timing.

Why ELITE
Tell us whether you’re buying again, downsizing, relocating or simply considering a sale. We’ll talk through your timing and budget before recommending preparation or a launch date.
We’ll show you the recent sales behind our suggested range and the homes currently competing with yours. In Currimundi that means setting a lake or beach home beside sales with a similar setting, a Creekside home beside Creekside sales, and telling you when a unit or townhouse group has too few recent sales to lean on.
We’ll recommend a sale method and explain the advertising, inspections and timing. Before you decide, we’ll set out the commission, marketing costs and preparation we suggest, so you can weigh up the plan.
Your sale in three stages: 1 Prepare and plan · 2 An optional private introduction · 3 Public launch, inspections and offers.
| Negotiated sale | Buyers make offers and you negotiate the price and terms, with flexibility on timing. Suits homes with clear comparable sales. |
|---|---|
| Auction | A set date and open bidding between registered buyers. In Queensland, agents can’t quote a price guide for an auction property. Queensland auction rules. |
| Expressions of interest | Written offers by a set closing date. Suits owners who want a clear deadline. |
| Private introduction | A quiet approach to suitable buyers before any public advertising. It’s optional and doesn’t guarantee an offer. |
| Essential | A focused plan built around the property information and agreed advertising. |
|---|---|
| Enhanced | For homes where extra presentation or exposure would help buyers understand the property. Each option is chosen for its purpose and confirmed in writing. |
| Elite | A more extensive plan where the property and budget support it. |
We confirm the inclusions and costs in a written proposal before you approve any spending.

Questions
A useful price range comes from seeing your home and setting it against completed sales that match it. For a unit or townhouse, we start with your own group or building; near the lake or beach, we also weigh the setting, the street and the route to the foreshore. Include your address and any recent improvements when you ask for an appraisal.
Not automatically. A home near the lake and one near the beach can differ in outlook, in the route to the water and in the feel of the street before the homes themselves are compared, so we set each against sales in a similar setting and explain why every sale we use belongs in the comparison.
It can matter to a buyer, but there is no fixed amount to add to the price. The route, any road to cross, the street setting and the home itself are weighed together, and we only describe water access or a water view where a home has one.
Currimundi Lake is a coastal lagoon whose entrance opens and closes with the conditions, as Council’s lagoon page explains. We describe the lake as it appears in the photographs rather than promising how it will look on a given day, and general information about the lake is local context, not an assessment of your property.
Yes, in the details. A Creekside house is compared with Creekside sales first, and buyers there weigh the block, the layout, side access and the walk to the park rather than the route to the water. We show you which sales we used and why.
Buyers look at the yard, the floorplan, parking and the route to everyday places, so recent sales of family homes with similar land and layout nearby tell us the most. If schools matter to a buyer, the catchment for the address is on Queensland Government EdMap.
It is worth doing early. Council’s flood mapping shows flood and storm-tide information for each address, and buyers and their solicitors may look it up. General information about the lake does not describe an individual lot, so check the address itself; your solicitor confirms what the disclosure statement must include.
Recent sales in your own group or building tell us the most, so we start there and then look at similar townhouses and units nearby. Level, outlook, outdoor space, parking and condition explain most price differences. Body corporate fees and planned building works belong in the conversation too.
Other homes needing comparable work are the best guide, and a renovated sale may still help if the differences are explained. Relevant trade advice can help describe work that may be needed. Separate possible improvements from approved work.
Compare the tenancy terms, lawful access, likely audience and costs of vacancy with your agent, property manager and solicitor. The best option depends on your circumstances, and the tenancy rules set how much notice tenants need before inspections and photography.
You can. Selling first gives you certainty about your budget, while buying first secures the next home. A longer settlement can help bridge the gap, so talk it through with us and your lender before you commit to either.
Add your address and contact details for an appraisal or comparable sales; the address is optional if you would like a conversation first. Tell us about your timing, improvements and the questions on your mind, and mention your distance to the lake or beach or your building and unit details, so Mitch arrives with the right sales.
