ELITE Lifestyle Properties · Shelly Beach QLD 4551
A small beach between two headlands.
Your Shelly Beach home might sit on Victoria Terrace near the foreshore, higher on the slope behind it, or in a quieter street a little back from the coast. Each sells a little differently, so we start with where yours sits and compare it with relevant recent sales.
Mitch Lund sells in Shelly Beach from our office at 28 Parkana Crescent, Buddina. Call him on 0421 411 881 to discuss your home and plans.
Meet Mitch Lund to see his approach and recent sales.
Selling in Shelly Beach starts with your outlook, your walk to the foreshore and how the home sits on its land. Few homes sell here, so Mitch Lund explains every comparison he uses, including nearby sales where they genuinely match. He works from ELITE’s Buddina office. Read the Shelly Beach Selling Guide, then ask for a confidential appraisal.
The area
Council describes Shelly Beach as lying between Moffat Head to the north and Caloundra Head to the south, with large rock pools at the base of the headland at low tide. Shelly Beach Park sits on Victoria Terrace along the Coastal Pathway, and the Des Dwyer Walkway links the two headlands. It is a compact locality, yet the slope, the street and the path you’d take can make one home’s walk to the sand quite different from the next, so two homes a short distance apart can call for a different set of sales.
Homes near the foreshore are close to Shelly Beach Park, the rock pools and the Coastal Pathway, and each relates to the beach in its own way.
The foreshore here is a public reserve, so a home on Victoria Terrace overlooks or adjoins parkland rather than owning the beach. We check the outlook from the living areas, privacy from the pathway, parking and the actual route to the sand, and we describe a beach view only where the home genuinely has one.
Behind the foreshore the land rises, and a higher position can change both the outlook and how the home works day to day.
Elevation and outlook are assessed address by address, not by street. Two neighbouring homes can see quite different things, so we show the view from the rooms that actually have it, alongside the driveway, stairs and usable garden. A photograph of the headland is local context, not evidence of the view from your home.
A little further from the foreshore, the house, the land and the condition carry most of the comparison.
For a home without a coastal outlook, we compare the block, the accommodation, parking, privacy and condition with similar houses first. Being a short walk from the beach is part of the appeal, but we describe that walk as it is and don’t lean on a foreshore result to price a different kind of home.
Shelly Beach has a smaller number of apartments and units, and each is compared with its own building before anything else.
Because few units sell here, the evidence often has to come from similar buildings nearby, and we’ll tell you when it does. Level, outlook, balcony space, parking and the body corporate records explain most of the gap between two units, so have your latest levy notice and any planned works handy.
Shelly Beach’s local places include Shelly Beach Park, with its shaded playground, picnic shelters, beach shower and off-street parking, the foreshore reserve along Victoria Terrace, the rock pools below Caloundra Head and the Coastal Pathway between Moffat Beach and Kings Beach. Council’s North Shelly Beach pilot project has restored part of the dune at the northern end. A park across the road and one a short walk away are not the same thing for a buyer, so we show the real route and check the outlook from the rooms themselves.

It is usually the first thing an owner asks, and in Shelly Beach the answer turns on where your home sits and what it offers. Because only a small number of homes sell here, we often widen the comparison to Moffat Beach and Kings Beach, and we say so. A foreshore home, an elevated home and a house back from the coast are each set against their own kind of sale, with every difference explained, rather than a suburb figure applied to your address.
An appraisal is an agent’s estimate of what your home may sell for, based on similar recent sales and a walk through the property. It’s free and there’s no obligation.
A valuation is a formal report by a registered valuer, usually ordered by a bank or for legal or family matters, and there’s a fee. If you’re deciding whether and when to sell, an appraisal is the usual place to start.
The Shelly Beach market figures below show the suburb as a whole. An appraisal brings that back to your home and the homes it will be competing with.
Local sales
The homes buyers can look at now, beside homes sold by ELITE. Current listings matter to your appraisal because they’re what buyers will see next to your home. Where Shelly Beach has few listings at the moment, nearby homes fill the carousel, and each card names its own suburb.

Find the right comparison for your address.
We compare it with homes that have a similar walk to the sand and a similar relationship with the reserve, in Shelly Beach first and then nearby foreshores, allowing for the land, the layout and the condition.
Buyers weigh what they can see from the living areas against the driveway, stairs and garden, so we look for sales with a similar position and outlook, then compare the house itself.
Similar blocks and houses for a street home. For an apartment or unit, your own building first, then similar buildings nearby, allowing for level, outlook, parking and body corporate costs.
Tell us your address and a little about the home, and we’ll walk you through the Shelly Beach sales that matter.

Source: Cotality Suburb Statistics Report, Shelly Beach QLD 4551, prepared 20 October 2026; checked 20 October 2026. Sale-price medians and quartiles are rolling 12-month measures; the summary does not state a separate endpoint. Sales counts cover the 12 months to July 2026. Modelled values are at the end of September 2026 and are separate from recorded sale prices. Asking rents and rental-rate observations cover the 12 months to September 2026. Value-based yields are Cotality estimates, not a forecast of net returns. From September 2017 to September 2026, modelled median values moved from $877,737 to $2,024,565 for houses and $551,430 to $1,364,984 for units. † Fewer than 30 house and unit sales in the period: a small number of sales can materially change the median. ‡ Not available as a current figure in the report: house median weekly asking rent, change in weekly asking rent, value-based rental yield; unit median sale price, middle half of sales, change in weekly asking rent, average length of ownership. Unit rents rest on 11 observations. These suburb-level measures provide context and are not an appraisal of an individual property.
Each card shows its own period and source. Every figure comes from the ELITE Market Figures Database (EMFD), taken from Cotality reports.
What this means for your sale. These figures describe Shelly Beach as a whole, and both the house and unit samples are small, so read them with care. Where the carousel flags a small number of sales, treat that median as context rather than a target, because one or two unusual sales can move it a long way. Set your home against sales from its own setting, and a unit against its own building first.
Your property
Two Shelly Beach homes can look alike in the photographs and still sell some distance apart. We’ll show you which recent sales are useful for yours and how the differences shape our suggested range. No feature carries a fixed premium across every property.
An outlook is judged from the living areas and the deck, alongside the direction the home faces, privacy and how it sits on the slope. Being close to the beach doesn’t mean a home can see it, so we compare homes with a similar outlook rather than adding a blanket ocean-view premium.
Possible buyers include people moving to the coast, local owners trading up to an outlook and downsizers who want to stay close to the water.
On a sloping coastal site, the driveway, steps and level garden can make neighbouring homes live quite differently. We explain the real route to the home and to the beach, and a useful comparison recognises the land you can actually use.
Possible buyers include families wanting a yard close to the beach and owners trading a large block for an easier one.
An original coastal home and a recently renovated one can share a street and need quite different evidence. We set each against sales in similar condition and explain how we allowed for any gap, which matters more where close sales are few.
Buyers looking at an original home often want to understand the scope of work before they make an offer, so trade advice can help.
Start with sales in the same building, then comparable buildings nearby, because unit sales in Shelly Beach are few. Floor area, level, outlook, balcony space and parking explain most of the differences, and the body corporate fees, sinking fund and planned works show buyers what it costs to own.
Possible buyers include downsizers, lifestyle buyers and investors, who will also read the asking rents in the market figures.
If there are only a few close matches for your home, we’ll say so and explain how that shapes the appraisal. We describe possible buyers, not a forecast of who will make an offer.
Preparing to sell
Start small: finish the repairs, tidy the outdoor areas and make the rooms easy to move through. Freshen anything the salt air and wind have worn, make the driveway and steps easy to understand, and photograph the outlook you actually have. Talk to us before you commit to a major renovation.
Check your address on Council’s flood mapping early. Shelly Beach sits on an open, exposed foreshore, so buyers and their solicitors may look up flood and storm-tide information for the address, and checking first helps us prepare accurate advertising. Council’s property searches answer questions about your particular address.
Council’s North Shelly Beach pilot project restored part of the dune for nesting turtles and closed an informal beach access at the northern end. If your home is nearby, we check the access paths and any works close to launch and describe them with the date we checked, so the advertising matches what buyers find.
Have records for roof, electrical, plumbing, pool and pest work ready, along with approvals and maintenance where you have them. For an original home, relevant trade advice can help explain work that may be needed; keep possible improvements separate from approved work.
Your address, a rough idea of timing and a list of what you’ve improved are enough to start. These help too, if you have them:
Ask your solicitor which seller disclosure documents apply and when they need to be ready.
You can start well before you have a moving date.
Call Mitch on 0421 411 881 for a relaxed conversation about your home, what has sold nearby and anything worth doing before you sell. There’s no rush. We can work through the options while you settle on your timing.

Why ELITE
Tell us whether you’re buying again, downsizing, relocating or simply considering a sale. We’ll talk through your timing and budget before recommending preparation or a launch date.
We’ll show you the recent sales behind our suggested range and the homes currently competing with yours. In Shelly Beach that means setting a foreshore or elevated home beside sales with a similar outlook and route to the beach, explaining any sale we draw from Moffat Beach or Kings Beach, and telling you plainly when the evidence is thin.
We’ll recommend a sale method and explain the advertising, inspections and timing. Before you decide, we’ll set out the commission, marketing costs and preparation we suggest, so you can weigh up the plan.
Your sale in three stages: 1 Prepare and plan · 2 An optional private introduction · 3 Public launch, inspections and offers.
| Negotiated sale | Buyers make offers and you negotiate the price and terms, with flexibility on timing. Suits homes with clear comparable sales. |
|---|---|
| Auction | A set date and open bidding between registered buyers. In Queensland, agents can’t quote a price guide for an auction property. Queensland auction rules. |
| Expressions of interest | Written offers by a set closing date. Suits owners who want a clear deadline. |
| Private introduction | A quiet approach to suitable buyers before any public advertising. It’s optional and doesn’t guarantee an offer. |
| Essential | A focused plan built around the property information and agreed advertising. |
|---|---|
| Enhanced | For homes where extra presentation or exposure would help buyers understand the property. Each option is chosen for its purpose and confirmed in writing. |
| Elite | A more extensive plan where the property and budget support it. |
We confirm the inclusions and costs in a written proposal before you approve any spending.
The next step
The Shelly Beach Selling Guide starts with the suburb itself, then works through the comparisons, preparation, pricing and campaign decisions that shape a sale here, including how a small local market changes the evidence. It’s free to read, with no form to fill in.

Questions
A useful price range comes from seeing your home and setting it against completed sales that match it. In Shelly Beach we weigh the outlook from the living areas, the route to the beach, the usable land and the condition; for a unit, we start with your own building. Include your address and any recent improvements when you ask for an appraisal.
Because it rests on very few sales. When only a handful of homes sell, one or two unusual results can move the median a long way. The figures carousel is useful context for the suburb as a whole, but your price range comes from the sales that genuinely match your home.
They can, as part of a carefully explained set. Shelly Beach alone often produces too few close sales, so we may draw on the neighbouring suburbs where the property type, outlook, land and condition are a fair match. Each sale keeps its own suburb name, and we explain why it belongs.
No. The outlook depends on the home’s position, orientation and elevation, and on the buildings and trees around it. We check the view from the normal living and outdoor areas, and a coastal photograph is labelled as local context unless it genuinely shows the view from the property.
Address by address. We look at what buyers can actually see from the home alongside the driveway, stairs and usable garden, and compare it with sales that have a similar position and outlook. Two homes on the same street can differ, so the street name alone isn’t the comparison.
Not in the private sense. The foreshore and Shelly Beach Park are public land, so a home on the terrace sits beside a reserve rather than owning the beach. Your title, Council’s property searches and your solicitor confirm the boundaries before anything is described.
Council has restored part of the dune at the northern end to improve conditions for nesting turtles, and closed an informal beach access there. If your home is nearby, we check the current access and any works close to launch, and describe them as they stand on the day.
Recent sales in your own building tell us the most, then similar buildings nearby, because few units sell here. Size, level, outlook, parking, lift or stair access, condition, body corporate fees and any planned works explain most of the difference, and we’ll say plainly when close sales are scarce.
Start with maintenance and presentation, especially anything the salt air has worn. Then weigh whether a larger project answers a real concern for the likely buyers of this home, and compare its cost and delay with selling as the home stands. Major work shouldn’t be assumed to pay for itself.
Compare the tenancy terms, lawful access for inspections, the likely buyers and the cost of a vacant period with us, your property manager and your solicitor. The right answer depends on your circumstances, and the tenancy rules set out what notice is needed before inspections.
You can. Selling first gives you certainty about your budget, while buying first secures the next home. A longer settlement can help bridge the gap, so talk it through with us and your lender before you commit to either.
No. An appraisal is an agent’s estimate of what your home may sell for, based on similar recent sales and a walk through the property. It’s free and there’s no obligation. A valuation is a formal report by a registered valuer, usually ordered by a bank or for legal or family matters, and there’s a fee.
