The Wave Sunshine Coast: What It Could Mean for Locals
Mitch Lund looks at The Wave Sunshine Coast, proposed stations and what better transport could mean for communities from Minyama to Caloundra.
ELITE Lifestyle Properties · Moffat Beach
Life around the headland.
Explore Moffat Beach homes around the headland, Seaview Terrace and the established streets further from the foreshore, including houses and apartments with different outlooks and access.
The area
An outlook from the living room or deck, a usable garden and the route to the beach can each shape how a Moffat Beach home feels. The details differ between the headland, foreshore and residential streets.
Eleanor Shipley Park on Seaview Terrace has a playground, picnic facilities and beachside amenities. Slopes, steps and crossings can make the route from one home quite different from another.
An elevated outlook may come with stairs or a steeper driveway. A home nearer the foreshore may have different parking and privacy considerations.

Details that matter: Outlook, outdoor space, access, parking and the building.
Your property
A headland outlook, an easier walk to the foreshore and usable outdoor space can make two nearby homes quite different. For an apartment, the building, floor level, parking and ongoing costs matter too.
Ask for the sales that are most useful for your address. We’ll explain the differences and what they mean for an appraisal.

Source: Cotality Suburb Statistics Report, Moffat Beach QLD 4551, prepared 20 October 2026; checked 21 October 2026. Sale-price medians and quartiles are rolling 12-month measures; the summary does not state a separate endpoint. Sales counts cover the 12 months to July 2026. Modelled values are at the end of September 2026 and are separate from recorded sale prices. Asking rents and rental-rate observations cover the 12 months to September 2026. Value-based yields are Cotality estimates, not a forecast of net returns. † Fewer than 30 unit sales in the period: a small number of sales can materially change the median. Unit rents rest on 26 observations. These suburb-level measures provide context and are not an appraisal of an individual property.
The figures give a dated view of Moffat Beach as a whole. House and unit sales samples are small. Your home’s outlook, land, layout and condition need a closer comparison.
Your property
These are the details we’ll work through with you before recommending a price range.
The outlook from the living room or deck matters alongside the direction the home faces, neighbouring buildings and vegetation. Those details help identify useful sales comparisons.
Distance is only part of it. Slopes, steps and crossings affect the walk to Seaview Terrace and the sand. Street activity, privacy and parking also help explain the difference between nearby homes.
A level garden, usable deck or easy driveway can be important to everyday life. The layout of the block and the home’s condition help explain differences between nearby properties.
For a unit, we consider size, floor level, outlook, parking and lift or stair access. Recent sales in the building, body corporate fees and planned works help explain the price range.
Local update
Foreshore update, checked 18 October 2026: Council’s project page reports that major seawall work is complete and the eastern car park has reopened. Landscaping is continuing. Changes to the western foreshore are expected to start in late October and finish by the end of November, weather permitting. Access arrangements may change while work continues.

Questions
A property appraisal gives you a price range based on recent comparable sales and your home’s features. In Moffat Beach, the outlook, usable land, access and condition help determine which sales are the best fit. Request an appraisal to talk through your property.
They show suburb-wide sales, modelled values, rents and ownership measures for the dates listed. The house and unit figures are separate, and the small sales samples need care. Use the figures and source notes as background for an appraisal.
We look for comparable sales in the same building, then similar buildings nearby. Size, level, outlook, access, parking, condition, body corporate fees and planned building work all matter. If there are few suitable sales, we’ll explain the limits of the comparison.
As checked on 18 October 2026, Council reports major seawall work complete and the eastern car park reopened, with landscaping continuing. Western foreshore changes are expected from late October to the end of November, weather permitting. Check Council’s current project update for access arrangements.
Ask the agent to explain the sales they would use for your home and how outlook, land, access and condition affect the comparison. Review the marketing proposal, fees and communication plan. You should understand who handles enquiries, conducts inspections and discusses offers with you.
Ask for an itemised proposal showing the agent’s fee, photography, advertising and optional services. Add your preparation, legal and moving costs to the budget. Clarify payment dates and which costs apply if the property does not sell before deciding on the campaign.
Begin with maintenance and presentation, then consider whether larger work would solve a specific buyer concern. Compare the cost, disruption and delay with selling as the home stands. An older house can be presented honestly and well without assuming a full renovation is necessary.
Use photographs taken from the rooms, deck or outdoor areas that actually enjoy the outlook. Show the relationship between those spaces in the floor plan and describe any practical access considerations. Clearly distinguish location images from views taken at the property.
An existing ocean view should not be called “protected” without property-specific evidence. Check the relevant title, planning controls and approvals with your solicitor or a qualified town planner before using that description. An open outlook today does not guarantee that nearby development or vegetation will never change it. Marketing should describe the view the home currently has.
Discuss whether a limited introduction to suitable buyers fits your privacy, timing and price priorities. A quieter approach reaches fewer people, so agree how interest will be assessed and when to review the plan. It should be a considered option alongside a public campaign.
Gather any available floor plans, renovation records and notes about maintenance or changes to the property. Tell the agent how you use the home, including outdoor areas, parking and access. Ask for recent comparable sales and an explanation of how they differ from older results you may remember.
