The Moffat Beach seawall is finished. Here’s what’s open and what’s still to come.

The seawall is complete and the eastern car park has reopened. What's open at Moffat Beach now, what's still to come before the end of November, and what it means if you own on the strip.

The Moffat Beach seawall is finished. Sixteen months after the diggers moved into Moffat Beach Park, the machinery is gone and the eastern car park reopened for the September school holidays. If you own on the strip, or you’ve been putting off a decision until the works were over, this is where things stand and what’s still to come.

The Moffat Beach seawall works, in order

The old wall gave out in two places. Sunshine Coast Council says the western section was damaged by severe weather and rainfall in 2022, and the middle section was hit again in early 2024. The rebuild started on 19 May 2025, with funding help from the Commonwealth-state Disaster Recovery Funding Arrangements. Council’s original target was the end of 2025 or early 2026.

It ran long. In May this year Council pushed the date out by at least six months, citing supply-chain problems and summer conditions on site, and gave a revised finish of the end of August. The seawall itself was reported complete in the middle of August. Council’s community update of 17 September confirms it: the wall is done, the major machinery has left the beach, and the new paths, seating and public spaces are finished.

Council has not published a total cost for the project on its page.

What’s open now at Moffat Beach

Beach Access 275, at the eastern end, is open again with new stairs. The eastern beach bar is finished. The eastern Moffat Beach car park reopened for the September school holidays, which was the milestone most of the strip was waiting on.

The car park is smaller than it was. That’s by design. The landscape plan Council consulted on in March and April last year cut the asphalt from 1,520 square metres to 960, keeping 31 standard bays, two accessible bays and a motorcycle and e-bike area, and giving the rest back as open lawn. The Moffat Beach Norfolk pines stay, with younger trees planted beside them so the line of the headland survives the older ones. Council says the design was built to modern engineering standards and to be resilient to climate change, and that keeping the pines was a community request it took on.

One more practical change from July: under the new dog rules, Moffat Beach has an off-leash area on Moffat Headland between 4 pm and 8 am, from Beach Access 296 to 100 metres east of Access 275.

What isn’t finished: the foreshore works to end November

Two things. Landscaping is continuing, including additional shade trees, so the park will look unfinished for a while even though it’s usable. And the western end of the Moffat Beach foreshore still has works to come: Council expects to start modifying the western fence line in late October and finish by the end of November. Sunshine Coast News reported in August that this is a new sandstone wall replacing the existing fence, taking about a month.

So, is it done? The hard part is done, the eastern end is open, and the whole foreshore should be finished by the end of November.

What the seawall means if you own at Moffat Beach

The cafés and shops along the foreshore carried sixteen months of works, and a buyer walking Seaview Terrace or Queen of Colonies Parade in the last year saw fenced-off foreshore, reduced parking and a beach you could see but not easily reach. It’s a different walk now.

My reading, and it’s a reading rather than a measurement: a precinct coming out of major works is a different selling proposition from one going into them. The thing that made buyers hesitate on the strip, a construction site between the house and the beach, has been removed. For anyone who held through the works, the setting the property was bought for is back, and it’s arguably better than before: more lawn, viewing platforms, a wall that will hold.

For anyone weighing when to sell a Moffat Beach property, the practical point is timing. The eastern end is presentable now. The western end is presentable from December. If your property fronts or overlooks the western foreshore, the finished picture is due by the end of November.

What this does not mean

  • It doesn’t add a number to your price. A seawall is protection, not a view. What it does is remove a reason for hesitation, which is not the same thing.
  • It doesn’t mean the strip is back to normal yet. The western works and the landscaping run to the end of November, and Council’s dates have moved before.
  • The smaller car park is a trade-off. More lawn and more shade for less parking. Most people will take that; some won’t, and a buyer who drives to the beach every day will notice.

What to do

If you own at Moffat: walk it. The eastern end is open now and the difference from a year ago is obvious. The disruption that shaped the last year’s prices is ending, and the reason a Moffat Beach house was hard to show is gone. If you’re thinking about the timing of a sale, December is when the whole foreshore is expected to be finished, and that’s worth building a plan around rather than guessing at.
