The Wave Sunshine Coast: What It Could Mean for Locals
Mitch Lund looks at The Wave Sunshine Coast, proposed stations and what better transport could mean for communities from Minyama to Caloundra.
ELITE Lifestyle Properties · Kings Beach
Apartments, ocean views and streets near the beach.
Floor level, view, layout, parking and the building itself can make a real difference to a Kings Beach sale. We’ll show you how your home compares with recent sales.
ELITE Lifestyle Properties · Based at 28 Parkana Crescent, Buddina.
One Kings Beach apartment might look straight out to sea; another might face the buildings across the road. A house further back brings different things into play. We look closely at your home and the sales that really relate to it, rather than relying on a suburb-wide figure. Explore the Kings Beach Selling Guide, or ask us about your property.
The area
Kings Beach is known for its patrolled beach, ocean pool and parks along the foreshore. But the streets behind the beachfront have their own character too. Some apartments are an easy walk to the sand, while others are higher up with broader views. We look at the position and the building, not just the suburb name.
A sea view can change from one apartment to the next, even within the same building. We look at what you can actually see from the living room and balcony, and make sure the photographs show it clearly.
The floor you’re on, which way the apartment faces and the buildings nearby all affect the view. We won’t describe a view as protected without reliable evidence. Council planning information and advice from your solicitor can help answer questions about future changes.
Around Ormonde Terrace and King Street, many buyers like being able to walk to the beach, parks and cafés. They’ll also want to know about the lift or stairs, parking and how easy it is to get home from the foreshore.
Walk from the building’s actual entrance to the beach. It may involve a hill, steps or a different route from the one shown on a map. Inside the building, check the lift, parking and storage so we can describe them accurately.
Higher floors can bring more light and a wider view. On the streets above the beach, the outlook may open up too, although the walk home can involve a hill or steps. Those everyday details are worth showing buyers.
An upper-floor apartment may get more light, privacy or a wider view, but it can also feel windier. We compare it with other apartments in the building where we can, and photograph what you can see from the main rooms.
Some apartments are homes, others are holiday places or investments. Buyers may ask whether they can rent the property out and how the building is managed. We check the rules and approvals before making any claims in advertising.
Have any tenancy or holiday-letting agreements, income records and body corporate rules ready. Past bookings or rental income don’t guarantee what a future owner can do or earn. Your solicitor can help check the rules that apply.
There are fewer houses and townhouses in Kings Beach than apartments. For these homes, the land, layout, privacy and condition matter far more than a unit price in the same postcode.
Land size, living areas, parking and the home’s condition are useful details to have ready. If there are few similar sales in Kings Beach, we’ll look carefully at nearby areas and explain the differences.
Kings Beach Park, the ocean pool and the Coastal Pathway are a big part of life here. There are playgrounds, picnic spots and places to stop along the water. For a home nearby, we show buyers the actual walk to those places, without suggesting that being close to the beach means having a view of it.

Reviewed 25 October 2026. This is a selected guide, not a complete development register. Completed buildings are assessed against 25 October 2023–25 October 2026; Beachside’s date and Ocean Verge’s date remain unresolved. Future dates are estimates. A proposal does not establish approval or a construction start.
Map tiles are unavailable. You can still explore every building in the list.

Ocean Rise at 48 King Street, Kings Beach, brings together 14 three-bedroom apartments in a building designed by OGE Group Architects and built by Timit. Lift access, basement parking and a shared magnesium plunge pool are among its features. Timit records completion in 2025, although an exact month and day have not been established. Explore ELITE’s Ocean Rise page for photographs, floor plans and the residences currently being marketed; availability should be confirmed with the sales team.

Ascend occupies 37–39 Moreton Parade, Kings Beach, and contains 24 apartments: 23 with three bedrooms and one with a single bedroom. Builder Vantage records completion in March 2026. Its project account describes secure basement parking, a pool, gym and barbecue area, with larger layouts and storage intended for everyday living. For buyers comparing Ascend with an established apartment, the individual floor plan, outlook and shared facilities are useful starting points rather than assuming every home offers the same features.

Beachside Apartments is a 12-apartment building at 1 Moreton Parade, Kings Beach. Published sales material describes basement parking and a position near the beach and local parks. It is included here as a completed building, but its exact completion date has not been confirmed from a completion record. A sale or inspection date is not the same as a construction completion date, so its inclusion within the recent three-year window remains qualified. Layout, outlook and parking should be checked for the particular apartment.

Ocean Verge at 27 Verney Street, Kings Beach, is a completed development of 40 apartments. Citimax describes two- and three-bedroom homes with balconies and secure basement parking. The completion evidence differs: Citimax gives the first quarter of 2024, while project manager DCWC lists the project as complete with a 2023 year. Until those records are reconciled, this guide does not assign a single confirmed completion date or treat its eligibility for the recent three-year window as settled.

Solara is under construction at 19–21 Verney Street, Kings Beach. Citimax and builder Vantage describe 23 apartments and skyhomes, including three- and four-bedroom layouts. The published design includes lift access, basement parking, a pool, dining pavilion and gym. Citimax currently lists the fourth quarter of 2027 as the completion target; this is a developer estimate, not a guaranteed handover date. Vantage identifies development approval MCU24/0111, which provides a useful reference when checking the council’s project records.

Sabbia is at 50 Edmund Street, Kings Beach, with its project website describing an elevated setting near the beach, ocean pool and Caloundra’s shops. RLB’s September 2026 crane report records the removal of a crane from the project during the third quarter of 2026. That supports construction activity, but crane removal alone does not establish practical completion or readiness to occupy. This guide therefore leaves the completion date and confirmed apartment count unresolved rather than assuming the building is finished.

A nine-unit proposal at 26 Verney Street, Kings Beach, appears in Planning Alerts under application MCU26/0286. The service records finding the council application on 16 October 2026. This is evidence of a lodged proposal, rather than confirmation that the development has approval or that building work has started. No completion date is confirmed. Owners and buyers following this address can use the application number in council Development.i to check decisions, revised plans and conditions relevant to the site.

The proposal at 11 Ormonde Terrace, Kings Beach, would replace an existing apartment block near the beachfront. Sunshine Coast News reported the application on 2 September 2026, describing a design by OGE Group Architects with basement parking and a rooftop space for the upper apartment. Those details describe a proposal, not an approved or completed building. The latest council decision, final dwelling count and construction timing remain unconfirmed in this guide; approved plans should be checked before relying on the proposed layout.

The identified proposal at 31 Saltair Street, Kings Beach, is for six units under council application MCU25/0078. Planning Alerts records finding the application on 5 April 2025. That dated entry helps identify the project, but does not establish its current approval or construction status. No completion date has been confirmed. Anyone comparing this site with nearby apartments should first check the council file for the latest decision and plans, rather than treating a proposed dwelling count as completed housing supply.

A nine-unit development was proposed for 28 Moreton Parade, Kings Beach, in June 2024. Sunshine Coast News described a mix of one- and two-bedroom apartments, a four-bedroom upper apartment, and an application covering residential and short-term accommodation. These are the reported proposal details, not confirmation of an approved use or the building now on site. The current council decision, construction progress and completion date remain unverified in this guide. Check the latest plans before drawing conclusions about the development’s eventual form.

The February 2025 proposal reported for 38 Verney Street, Kings Beach, is for a residential care development described as NDIS housing. The reported design comprises 14 two-bedroom resident units and two one-bedroom overnight-assistance units, with shared areas and parking. Those two assistance units should not be presented as additional ordinary apartments for sale. The latest approval position, building progress and completion date have not been confirmed here. Council records are the appropriate next check for anyone following this particular site.

The site at 2 and 6 Canberra Terrace is in nearby Caloundra, so it is shown separately from the 11 Kings Beach locations. Ray White Special Projects marketed the elevated corner site with approval for 18 residential units, predominantly with three bedrooms, and records its sale on 20 February 2026. That sales record does not confirm construction has started or that the approval remains unchanged. Current building progress and a completion date remain unverified; the latest council file should be checked.

To work out a likely selling price, we start with your home. For an apartment, that means the building, floor, view, layout, parking and condition. For a house, we look at the land and similar houses that have sold. We’ll explain the sales behind our estimate.
An appraisal is a real estate agent’s estimate of what a home may sell for, based on an inspection and recent sales. Our sales appraisal is free and there’s no obligation to list.
A formal valuation is a report prepared by a registered valuer, often for lending or legal purposes. It is a different service and usually involves a fee.
The market figures below give you a picture of Kings Beach as a whole. They can’t tell you what an individual property will sell for.

Source: Cotality Suburb Statistics Report, Kings Beach QLD 4551, prepared 20 October 2026; checked 21 October 2026. Sale-price medians and quartiles are rolling 12-month measures; the summary does not state a separate endpoint. Sales counts cover the 12 months to July 2026. Modelled values are at the end of September 2026 and are separate from recorded sale prices. Asking rents and rental-rate observations cover the 12 months to September 2026. Value-based yields are Cotality estimates, not a forecast of net returns. The large modelled house-value change should not be read as the price change of every house; houses form a much smaller market than units here. † Fewer than 30 house sales in the period: a small number of sales can materially change the median. These suburb-level measures provide context and are not an appraisal of an individual property.
Each card shows its own period and source. Every figure comes from the ELITE Market Figures Database (EMFD), taken from Cotality reports.
How to read these figures. They show what has been happening across Kings Beach, not what your home is worth. When only a few properties have sold, the median price can move sharply. Houses and apartments are different markets, and apartments in different buildings can be very different too.
Your property
Two apartments can look almost identical in photos and still sell for different prices. The building, view, parking and condition all play a part. We’ll show you which sales are worth comparing with your home, and why.
It matters how much of the ocean you see, which rooms have the view and what stands between the apartment and the water. Even next door, the outlook can be quite different. We don’t simply add a set amount because a property has an ocean view.
Being able to walk to the beach, parks and cafés is appealing, but so are the practical things: a comfortable layout, easy building access and somewhere to park. We compare homes with similar features rather than putting a fixed dollar value on beach proximity.
If a buyer plans to live in an apartment, holiday there or rent it out, they’ll want to understand the building as well as the home. That includes ongoing fees, maintenance and any restrictions on letting. We check the body corporate rules and relevant approvals before describing what is permitted.
There aren’t as many house and townhouse sales in Kings Beach as apartment sales. We look at the land, rooms, privacy, parking and condition, and explain when there aren’t enough similar sales for a straightforward comparison.
If there are only a few good comparisons, we’ll explain what that means for your appraisal rather than pretending the answer is exact.
Preparing to sell
You don’t need to renovate everything before selling. Start with the small repairs and a tidy, welcoming home. For an apartment, clear the balcony and make it easy to enjoy the light and view. Before spending money on larger changes, ask us what buyers are likely to notice.
It’s sensible to check Council’s flood and storm-tide mapping for your address. You can also read Queensland’s seller disclosure information. Your solicitor can explain which documents you need, and Council property searches can help with questions about the property.
Buyers may check flood and storm-tide information, so it’s better to have the facts early. If your home is near Kings Beach Park, we can show how people actually walk to the park and beach. We’ll be clear about roads and public areas between the home and the water.
Apartment owners should ask their body corporate for the latest fees, by-laws, planned building work and the balance of the savings set aside for major repairs (the sinking fund). The Queensland Government explains body corporate information for buyers. Your solicitor can confirm which records are needed for the sale.
Your address and an idea of when you might move are plenty to start with. If you have details of recent improvements, repairs or body corporate records, bring those along too.
Ask your solicitor which seller disclosure documents apply and when they need to be ready.
You can start well before you have a moving date.
You may be ready to sell, or you may just want to know where you stand. We can talk about your home, what similar properties have sold for and whether anything is worth doing before you decide.

Why ELITE
First, tell us what you’re considering. Are you moving, downsizing or simply exploring your options? Your plans and timing will help us work out what needs to happen next.
We’ll show you which recent sales we’ve used to estimate the price, and what buyers can choose from at the moment. For an apartment, we look in your building first where we can, then at similar apartments nearby.
We’ll explain the ways you could sell, what the advertising would involve, how inspections work and what it will cost. You can decide what suits your home and your circumstances before committing.
A possible path: 1 Prepare your home and agree on a plan · 2 Introduce it privately to suitable buyers, if that makes sense · 3 Advertise, hold inspections and consider offers, if you choose to go to market.
| Negotiated sale | Buyers make offers and you negotiate the price and terms, with flexibility on timing. Suits homes with clear comparable sales. |
|---|---|
| Auction | A set date and open bidding between registered buyers. In Queensland, agents can’t quote a price guide for an auction property. Queensland auction rules. |
| Expressions of interest | Written offers by a set closing date. Suits owners who want a clear deadline. |
| Private introduction | A quiet approach to suitable buyers before any public advertising. It’s optional and doesn’t guarantee an offer. |
| Essential | A focused plan built around the property information and agreed advertising. |
|---|---|
| Enhanced | For homes where extra presentation or exposure would help buyers understand the property. Each option is chosen for its purpose and confirmed in writing. |
| Elite | A more extensive plan where the property and budget support it. |
We confirm the inclusions and costs in a written proposal before you approve any spending.

Questions
We’ll visit your home and look at recent sales of similar properties. For an apartment, sales in the same building are often the best place to begin. Your floor, outlook, parking and any improvements matter too.
It’s a useful starting point, but not the whole answer. Two apartments in one building can have different views, layouts, parking and conditions. We also check similar buildings nearby and explain which sales we’ve used.
It can. Buyers may value a clear view from the living room and balcony, but there’s no set amount to add. The view, the apartment and the building all need to be considered together.
No. A home can be close to Kings Beach Park or the ocean pool without looking out to sea. We check what you can see from the rooms and balcony, then describe it as it is.
Yes. Some buyers want to walk to the beach every day, so the route matters. We look at the actual walk, including hills or steps, rather than just a distance on a map.
Start with your body corporate fees, by-laws, planned work and the savings available for major repairs (the sinking fund). The Queensland Government has guidance for apartment buyers. Your solicitor can tell you which documents you’ll need for the sale.
Check the title and survey plan, relevant body corporate records and any exclusive-use by-laws to confirm whether each space is on title, allocated for exclusive use or held under another arrangement. Rights can differ between apartments in the same building. Ask your solicitor to clarify anything uncertain, and check dimensions and access before advertising the spaces.
Yes. Buyers will want to know about existing booking or letting arrangements and any building rules. We’ll check the records and ask you to confirm legal requirements with your solicitor before making claims about future rental use.
For a house, we focus on the land, living space, layout, condition and privacy. Apartment sales usually aren’t good comparisons. There are fewer house sales in Kings Beach, so we may need to look a little further afield and explain the differences.
They can, especially when there haven’t been many similar Kings Beach sales. But a property in another suburb may have a different outlook, location or type of building. We’ll explain why each sale is relevant.
It’s worth checking early. Sunshine Coast Council’s flood mapping has information for individual addresses. Your solicitor can advise which seller disclosure documents apply.
Yes. We’ll work with you and your property manager on inspections and access, while respecting the tenant’s rights and any lease conditions. Your property manager or solicitor can explain the notice requirements.
Your address and contact details are a good start. If you can, tell us when you may sell and anything you’ve changed or repaired. For an apartment, the building name and unit number help us find the right sales. If you just want to chat, you can leave the address until later.
