We frame an indicative range from the comparison group that applies: lake- and beach-connected homes against each other, family homes against family homes, projects against projects. A range built on a suburb-wide average would blur all three.

Pricing strategy.

For many homes we recommend going to market without a written price. Listings show For Sale; enquiries receive a verbal guide from the agent, reviewed as inspections and offers come in. A written number tends to act as a ceiling — removing it lets the market set the upper bound and keeps adjustments private.

The trade-off, stated plainly.

Some buyers filter by price and may scroll past, which narrows volume. The approach suits homes with genuine scarcity — in Currimundi, usually the lake- and beach-connected pockets — or thin comparable evidence.
