What could your Minyama property rent for?

You’ll want to know what your property could rent for, whether any work needs doing and when it could be ready for tenants. We’ll talk you through comparable rentals and explain how we arrive at a suggested asking rent.

What we’ll cover with you

  • The asking rent: comparable houses or units, taking your property’s location, condition and features into account.
  • Getting ready: repairs, presentation and the details tenants will want to know.
  • The management: timing, leasing arrangements and a written proposal with the services and fees explained.

Tell us about
your property.

Is this your first rental? Do you already have tenants, or are you thinking about buying an investment? We’ll start with where you are now.

Brandi or someone from our team will be in touch to discuss your property. This isn’t an instant online estimate.

Source: ELITE Market Figures Database, using the Cotality Suburb Statistics Report for Minyama QLD 4575, prepared 20 October 2026, pp. 26–33. Latest rental period: September 2026. Asking rents, observations and rent changes use rolling 12-month measures. Yields are Cotality’s value-based estimates at month end. Weekly rents are shown as rounded in the report.

What this means for your property: the latest unit measure has 18 observations, compared with 39 for houses. A small sample and Minyama’s mix of waterfront homes, established houses and apartments make property-specific comparisons important. Use these suburb figures to start the conversation with Brandi.

Know the neighbourhood

What matters at your address

A canalfront house, a home on an established residential street and an apartment each offer something different to tenants. We’ll look at what your property offers and make sure the rental listing explains it properly.

01 / River & island

Waterfront homes

Homes along Mooloolah Drive and on Minyama’s residential islands vary in their outlook and water access. We’ll check what tenants can use, including any pontoon, pool or boat storage. Being near the river doesn’t always mean a property has private water access.

02 / Canals

Looking after a canalfront home

If your home has a jetty or pontoon, we’ll discuss its use and upkeep before leasing. Council’s canal maintenance role is separate from the owner’s responsibility for private structures, so those details need to be included in the property’s maintenance plan.

03 / Residential streets

Everyday liveability

For homes around Jessica Boulevard and other residential streets, tenants will want to understand the layout, parking, fencing and outdoor space. We’ll also explain garden upkeep and check access to local amenities from the property.

04 / Units & townhouses

The building matters too

For apartments along Nicklin Way and homes in schemes around St Vincents Court, parking, storage and building access all matter. We’ll check the body corporate information, shared facilities and any works that could affect the tenancy.

Living in Minyama: Mooloolah Drive Park has picnic and play facilities beside the river, with access to the Coastal Pathway. Outrigger Park also connects to the pathway and has a public boat ramp. We’ll describe what’s nearby based on your property’s location.

Minyama property management FAQs

We’ll look at comparable rentals, what’s available now and your property’s condition, layout, parking and features. A canalfront house needs different comparisons from an apartment. Brandi’s team will explain the suggested asking rent and the evidence behind it. An appraisal is not a guarantee of rent or occupancy.

Speak with us about your Minyama house, apartment or townhouse. We’ll check what’s included and what needs looking after, such as a pool, pontoon or garden. For an apartment, we’ll also look at parking, building access, body corporate rules and shared facilities. Your written management agreement will set out the service for your property.

Start with the address, availability, current tenancy details and planned repairs. For a waterfront home, add records for the pontoon, jetty or revetment wall where relevant. For a unit or townhouse, include body corporate information and allocated parking. Queensland rental properties must meet minimum housing standards at the start of and throughout a tenancy. We can discuss the checks your property needs.

An existing tenancy does not automatically prevent a change of manager. The process depends on your current management agreement and notice requirements. Share the agreement with Brandi to discuss timing and the transfer of tenancy records, keys, rent information and outstanding maintenance. Read our guide to switching property managers before giving notice.

Ask us for a written proposal and full fee schedule. We’ll explain what’s covered by the ongoing management fee and any separate leasing, advertising or other charges, so you can compare the service and costs before deciding.

Brandi Wilson or someone from our property management team will be in touch. We’re based at 28 Parkana Crescent in nearby Buddina. If you’d prefer to call, you can reach Brandi on 0401 304 734.
