The Wave Sunshine Coast: What It Could Mean for Locals
Mitch Lund looks at The Wave Sunshine Coast, proposed stations and what better transport could mean for communities from Minyama to Caloundra.
ELITE Lifestyle Properties · Buddina
Life between beach and river.
A canal home with a pontoon, a house a short walk from the sand and an apartment near the beach are priced against different sales, so we begin with where your Buddina home sits.
Jordan Lund is a Buddina real estate agent based at our office at 28 Parkana Crescent.
Jordan Lund advises Buddina sellers from ELITE’s Buddina office. From canal homes off Kooringal Crescent to houses near Alan Walker Park and apartments on Lowanna Drive, he’ll explain which sales are relevant to your home. Read the Buddina Selling Guide, then ask for a confidential appraisal.
The area
Buddina sits between the Pacific Ocean and the Mooloolah River, with Point Cartwright at its northern tip. Pacific Boulevard follows the coast, Harbour Parade runs beside the river and canals wind through the streets in between, so two homes with the same postcode can have a different outlook, different access to the water and a different set of sales to compare with.
La Balsa Park stretches along the river waterfront off Harbour Parade and is part of the Coastal Pathway. It has play areas, picnic shelters and a boat ramp with trailer parking, so it is worth showing the walk from your door.
Canals run behind streets such as Aroona Avenue, Adaluma Avenue and Kooringal Crescent. Council lists them as the Minyama-Buddina canals. A canal home may come with a pontoon or a boat ramp, and each one needs checking on its own.
Frontage width, aspect and how easily a boat comes and goes change from one stretch of water to the next, so we compare your home with others on a similar frontage.
Council looks after the canal itself. You own and maintain the revetment wall in front of your home, along with any pontoon, jetty or boat ramp, which is why buyers ask for those records. We gather your approvals and maintenance history early, describe the frontage accurately and leave boat-suitability questions to a qualified adviser. See Council’s canal guidance.
Harbour Parade follows the Mooloolah River beside La Balsa Park, close to the river mouth. What a home looks onto varies from address to address, so we confirm it before we describe it.
A home with its own river frontage and one that looks over the street and the park to the water are different comparisons. If you have a pontoon or boat ramp, buyers will ask about its approvals, its condition and how you use it.
La Balsa Park also holds the La Balsa Boat Ramp, so describe the parking and access nearby accurately.
The Point Cartwright Walkway follows the riverbank from La Balsa Park towards the headland, which is worth showing buyers if it starts close to your door.
Between the canals and the coast, streets such as Oomoo Street, Undara Avenue, Curbarra Street and Mawarra Street run towards the sand off Pacific Boulevard. The walk to the beach is one of the first things a buyer looks at, so we measure it for your address.
A home with a short, direct walk to a beach access and one that has to cross Pacific Boulevard are set beside different sales, whatever the street name says.
Alan Walker Park sits at the corner of Pacific Boulevard and Point Cartwright Drive, with beach access, showers, a playground and the Coastal Pathway. Showing buyers that route helps them picture the daily walk.
Some Buddina homes are original houses on good blocks near the beach or canals. We consider the land, position and work required when choosing comparable sales.
A finished home next door is a poor guide to an original one, so we compare with similar blocks and describe the work a buyer would face in plain words.
Buyers who see potential, whether to renovate, extend, rebuild or hold as an investment, will ask about the land and what approvals might allow. Your solicitor or a town planner can confirm that for your address.
Apartment buildings along Lowanna Drive and at Bermagui Crescent, and duplexes in the beachside streets, give you a lower-maintenance way to live in Buddina. Outlook and the distance to the sand change from one building to the next.
An apartment is compared first with sales in its own building, then with similar buildings nearby. A duplex starts with the other half of the same site, then recent duplexes in nearby streets.
Level, outlook, parking, storage and body corporate costs explain most of the gap between two units. Keep your recent levy notices and any records of planned works handy, because buyers and their solicitors will ask for them.
Buddina’s open spaces include La Balsa Park on Harbour Parade, Alan Walker Park at the corner of Point Cartwright Drive and Pacific Boulevard, and Point Cartwright Reserve, where the lighthouse stands on the headland at the suburb’s northern tip. La Balsa Park has three play areas, exercise equipment, barbecues and a boat ramp with trailer parking. Alan Walker Park has a playground, a basketball half-court and beach showers. Both sit on the Coastal Pathway, so you can walk or ride beside the river and the sand.
Living near Point Cartwright or a park is not the same as an ocean or river view from the home, so we check the outlook from the rooms themselves before we describe it.

Details to compare: Position, frontage, the walk to the sand, usable land, condition and building details
Owners often start here, and in Buddina the honest answer depends on where your home sits. A canal home, a house near the beach and an apartment are each measured against their own kind of sale, so we look at the land, the layout and the condition, and for a canal home, the frontage and how practical the boat access is.
An appraisal is an agent’s estimate of what your home may sell for, based on similar recent sales and a walk through the property. It’s free and there’s no obligation.
A valuation is a formal report by a registered valuer, usually ordered by a bank or for legal or family matters, and there’s a fee. If you’re deciding whether and when to sell, an appraisal is the usual place to start.
The Buddina market figures below show the suburb as a whole. An appraisal brings that back to your home and the homes it will be competing with.

Find the right comparison for your address.
We look at the type and width of the frontage, which way it faces, the pontoon or boat ramp and its records, and the home itself. Private frontage is weighed against frontage sales, and a home that looks across La Balsa Park to the river is a different comparison.
We compare land size, layout, condition and the walk to the beach with similar houses around Alan Walker Park. For an original home, we also consider the work required.
Your own building first, or the other half of your duplex site, then similar buildings and recent duplexes nearby, allowing for level, outlook, parking and body corporate costs.
Tell us your address and a little about the home, and we’ll walk you through the Buddina sales that matter.

Source: Cotality Suburb Statistics Report, Buddina QLD 4575, prepared 20 October 2026; checked 21 October 2026. Sale-price medians and quartiles are rolling 12-month measures; the summary does not state a separate endpoint. Sales counts cover the 12 months to July 2026. Modelled values are at the end of September 2026 and are separate from recorded sale prices. Asking rents and rental-rate observations cover the 12 months to September 2026. Value-based yields are Cotality estimates, not a forecast of net returns. ‡ Cotality’s report shows no 12-month change in unit asking rent for this period. These suburb-level measures provide context and are not an appraisal of an individual property.
Each card shows its own period and source. Every figure comes from the ELITE Market Figures Database (EMFD), taken from Cotality reports.
What this means for your sale. These figures describe Buddina as a whole. Where the carousel flags a small number of sales, read that median as a rough guide rather than a target. Canal, beachside and apartment homes sit side by side here, so set yours against sales in its own setting, and a unit against its own building first.
Your property
A canal home and a house near the beach can share a postcode and still sell a long way apart. Tell us what sets yours apart and we’ll explain which Buddina sales help, and which do not.
Look at the frontage, which way the home faces, how much outdoor space you can use and the practical access to the water, alongside the house itself. A wide frontage on a main canal and a narrower one on a side canal are different comparisons. A home that looks across La Balsa Park to the river is not the same as private river frontage.
Each needs its own assessment, and there’s no fixed waterfront premium to add.
Possible buyers include boat owners, people relocating to the coast and families who want more space by the water.
Here the walk to the sand, the street and the block matter most. A home a few houses from the beach and one that crosses Pacific Boulevard to reach it are different comparisons, and each street has its own feel. As with the water, there’s no fixed premium to add for the beach.
Possible buyers include local families, downsizers who still want a garden and people moving to the coast.
The land and the position lead the comparison. One street can hold a new home and a tired original, and buyers price them differently. We describe the work ahead plainly and compare with original homes on blocks of a similar size.
Possible buyers include renovators, owner-builders, investors and families who want to stay close to the beach.
Start with sales in the same building, or the other half of the same duplex site, then similar buildings and recent duplexes nearby. Level, outlook, size, access and parking explain most of the differences, and body corporate fees and maintenance records show what the home costs to own.
Possible buyers include downsizers, people who want low-maintenance living near the beach and investors, who will also read the asking rents in the market figures.
If recent comparable sales are limited, we’ll explain how that affects the appraisal. The buyers listed above are possibilities, not a prediction of who will make an offer.
Preparing to sell
Start with the small repairs, tidy the garden and make the rooms easy to move through. Salt air is hard on gutters, fittings and paint, so check what the coast has done to the outside before the photographer arrives. Talk to us before you commit to a major renovation.
Check your address on Council’s flood mapping early, and read the Queensland seller disclosure guidance. Your solicitor confirms what the disclosure statement must include, and Council’s property searches answer questions about your particular address.
Buddina has the ocean on one side and the river and canals on the other, so buyers and their solicitors may look up flood and storm-tide information for the address. Checking early helps us prepare accurate advertising.
La Balsa Park runs along the river as part of the Coastal Pathway, and Alan Walker Park sits just off the beach. If your home is near either, show buyers the walk they would take, and be clear about any road to cross or public access between the property and the water.
Have records for any pontoon, jetty, boat ramp or revetment wall ready, including approvals, maintenance and repairs where you have them. On the canals the revetment wall and private structures belong to the owner, and Council’s canal guidance sets out who looks after what. Check water access, and any claim that the property suits a particular boat, before it goes in the advertising.
Your address, a rough idea of timing and a list of what you’ve improved are enough to start. These help too, if you have them:
Ask your solicitor which seller disclosure documents apply and when they need to be ready.
You can start well before you have a moving date.
Call Jordan on 0405 707 521 for a relaxed conversation about your home, what has sold nearby and anything worth doing before you sell. There’s no rush. We can work through the options while you settle on your timing.

Why ELITE
Tell us whether you’re buying again, downsizing, relocating or simply considering a sale. We’ll talk through your timing and budget before recommending preparation or a launch date.
We’ll show you the recent sales behind our suggested range and the homes currently competing with yours. In Buddina that means setting a canal home beside canal sales and a beachside house beside beachside sales, and telling you plainly when close matches are few.
We’ll recommend a sale method and explain the advertising, inspections and timing. Before you decide, we’ll set out the commission, marketing costs and preparation we suggest, so you can weigh up the plan.
Your sale in three stages: 1 Prepare and plan · 2 An optional private introduction · 3 Public launch, inspections and offers.
| Negotiated sale | Buyers make offers and you negotiate the price and terms, with flexibility on timing. Suits homes with clear comparable sales. |
|---|---|
| Auction | A set date and open bidding between registered buyers. In Queensland, agents can’t quote a price guide for an auction property. Queensland auction rules. |
| Expressions of interest | Written offers by a set closing date. Suits owners who want a clear deadline. |
| Private introduction | A quiet approach to suitable buyers before any public advertising. It’s optional and doesn’t guarantee an offer. |
| Essential | A focused plan built around the property information and agreed advertising. |
|---|---|
| Enhanced | For homes where extra presentation or exposure would help buyers understand the property. Each option is chosen for its purpose and confirmed in writing. |
| Elite | A more extensive plan where the property and budget support it. |
We confirm the inclusions and costs in a written proposal before you approve any spending.
The next step
The guide starts with Buddina itself, from Point Cartwright and the beach to the canals and La Balsa Park, then works through how canal, beachside and apartment homes are compared and what to prepare before a sale. It’s free to read, with no form to fill in first.

Questions
A useful price range comes from seeing your home and setting it against completed sales that match it. For a unit or duplex, we start with your building or site. Include your address and any recent improvements when you ask for an appraisal. On a canal we also weigh the frontage, the outlook, the access and the records for any private structures, and near the beach we measure the walk to the sand.
No. Living beside public parkland on the river and owning your own river frontage are different things, and buyers compare them with different sales. We check the title boundary and how the home, the park and the water relate before we describe the frontage or the access. A park setting can still be shown at its best, without suggesting rights the property does not have.
Not on its own. We check the outlook from the living areas and outdoor spaces of your home, because a nearby landmark or an aerial photograph cannot show what you see from inside. Photographs of Point Cartwright, the river or the beach are labelled as local context, never as the view from the property.
They are priced against different sales. A beachside house is set beside similar houses with a comparable walk to the sand, while a canal home is set beside canal sales with a similar frontage and aspect. A canal sale around the corner can be a poor guide to a beachside home, and the other way round.
It matters to some buyers, but there’s no fixed amount to add. Its approvals, condition and practical access are weighed alongside the frontage, the aspect and the home, so have the approvals, maintenance and repair records ready. A photograph can’t show depth or clearance, so check any claim about suitability for a particular boat with a qualified adviser before it’s advertised.
Council keeps the canal clean, filled with water and navigable. The revetment wall in front of your property, and any pontoon, jetty or boat ramp, belong to you, so buyers and their solicitors will ask about their condition and approvals. Council’s canal guidance sets out who is responsible for what.
It’s worth doing early. Council’s flood mapping shows flood and storm-tide information for each address, and buyers and their solicitors may look. Your solicitor can tell you what has to be disclosed, and we’ll make sure the advertising describes the property accurately.
Enter the exact address in the Queensland Government’s EdMap catchment checker, selecting the intended enrolment year and year level. Do not assume every Buddina home falls within the same catchment. Boundaries can change, so confirm the result and current enrolment requirements with the school before making a property decision or advertising a catchment; a suburb address alone is not an enrolment guarantee.
Recent sales in your own building, or on the other half of your duplex site, tell us the most, so we start there and then look at similar buildings and recent duplexes in nearby streets. Level, outlook, internal size, parking, storage and condition explain most price differences, and body corporate fees and planned works belong in the conversation too.
Buyers price the land and the position first, then the work ahead. We compare an original home with other original homes on similar blocks, describe what needs doing plainly and make allowances when a finished home nearby is the only recent sale. A renovation you carry out first needs to be weighed against its cost and the time it takes.
Yes. The tenancy rules set how much notice tenants need before inspections and photography, and whether the lease continues after the sale. We work with your property manager on access, and if you’d rather keep the property and change managers, our property management team can help.
You can. Selling first gives you certainty about your budget, while buying first secures the next home. A longer settlement can help bridge the gap, so talk it through with us and your lender before you commit to either.
For an appraisal or comparable sales, add your address and contact details; the address is optional if you’d like a conversation first. Use the message box to tell us about your timing, improvements and the questions on your mind. Mention the frontage, any pontoon or boat ramp, or your building and unit details, so Jordan arrives with the right sales.
Read the Buddina Selling Guide for more on preparing, pricing and marketing your home.
