MINYAMA PROPERTY. Minyama real estate agent

Between the river and the canals.

Minyama includes riverfront and canal homes, established streets off Jessica Boulevard and apartments on Nicklin Way. We’ll compare your home with sales that reflect its position, condition and features.

Minyama real estate agent Jordan Lund works from our office at 28 Parkana Crescent, Buddina, close by for inspections and conversations about your sale.

Thinking about selling in Minyama? Start with your part of the suburb, explore the sales and market figures below, then read the Minyama Selling Guide. When you want an assessment of your own home, request a confidential appraisal or ask for relevant sales to compare.

The area

Different sides of Minyama

Water shapes much of Minyama. The Mooloolah River runs along its western edge and the Minyama and Buddina canals wind behind the streets to the east, so two homes a short walk apart can have a different outlook, different access to the water and a different set of sales to compare with.

Mooloolah Drive Park follows the east bank of the river as part of the Coastal Pathway. That is why some Mooloolah Drive homes look across the road and the park to the water instead of having it at the back fence.

Riverfront home on the Mooloolah River, Minyama

On the river

Mooloolah Drive traces the river on the suburb’s western side. Some homes have the water at the back fence, others look over the road and the park to it, and a few along the same street back onto a canal instead.

The street name will not tell a buyer which of these a home is, so we confirm the frontage for each address before we describe it.

A home with its own river frontage and one opposite the park both have real appeal, but each is set beside different sales. If you have a pontoon or jetty, buyers will ask about its approvals, its condition and how you use it, and we go through those records with you well before anything is advertised.

Waterfront home on Minyama Island in the Mooloolah River, Minyama

On Minyama Island

A small residential island in the Mooloolah River, where homes sit around the water’s edge and look back towards the mainland or out across the river.

With only a handful of homes on the island, there are rarely many recent sales close by. When that happens we tell you plainly, widen the search carefully to other riverfront homes and show you how we have allowed for differences in frontage, land and the home itself.

Island buyers ask early about privacy, the frontage and getting a boat in and out, so it helps to have your pontoon and waterfront structure records on hand.

Canal-front home with pontoon on Myoora Court, Minyama

The canals

East of the river, canals run behind streets such as Myoora Court. Council lists them as the Minyama-Buddina canals, and a canal home here may come with a pontoon or jetty that needs checking on its own.

Frontages vary in width, and so does the state of each revetment wall, the retaining wall along the water’s edge. A pontoon that suits one boat may not suit the next.

Council looks after the canal itself; you look after the wall in front of your home and any pontoon, jetty or deck, which is why buyers ask for those records. We gather your approvals and maintenance history early, describe the frontage accurately and leave boat-suitability questions to a qualified adviser. See Council’s canal guidance.

Pool and covered outdoor area of a Minyama house away from the water

Streets away from the water

Between the river and the canals sit established streets such as Jarrah Street, Churinga Street and Bangalow Street, where houses stand on their own blocks within a short walk of a local park and a short drive from Kawana Shoppingworld.

These homes are set beside other homes away from the water, because a canal sale around the corner can be a poor guide even with the same postcode.

Buyers here weigh up the land, the layout, privacy and parking, and how easy it is to walk to Kensington Park, Chelsea Park or the Coastal Pathway.

Boats moored near apartments along Nicklin Way, Minyama

Apartments on Nicklin Way

Apartment buildings along Nicklin Way and at St Vincents Court offer a range of layouts and outlooks, which can change from floor to floor.

An apartment is compared first with sales in its own building, then with similar buildings nearby. Level, outlook, balcony, parking, storage and body corporate costs explain most of the gap between two units.

Keep your recent levy notices and any records of planned building work handy, because buyers and their solicitors will ask for them.

Parks and the Coastal Pathway

Minyama’s parks include Mooloolah Drive Park, Outrigger Park on Nicklin Way, Kensington Park, Chelsea Park, Jessica Park, Oak Park and Mooloolah Island Park. Mooloolah Drive Park has a playground, picnic tables and a barbecue at its northern end opposite Murrindi Street, with exercise equipment at the southern end, reached by a path opposite Kardinia Street. Because it is part of the Coastal Pathway, you can walk or ride beside the water from here. Living near the river, a canal or a park is not the same as a water view from the home, so we check the outlook from the rooms themselves before we describe it.

What could your Minyama property sell for?

A Minyama appraisal considers the land, layout, condition and outlook. For waterfront homes, we also look at the frontage and practical boat access, using relevant river or canal sales.

How a Minyama property appraisal works

  1. We walk through your home together. Jordan looks at the land, the layout and the condition, and on the river or a canal he also checks the frontage, the revetment wall and any pontoon. Bring every question you have.
  2. We find the sales that matter. Recent Minyama sales that are a fair match for your home, plus the homes buyers can choose from right now.
  3. You get a written price range. The sales behind it come with it, along with a plain note wherever the evidence is thin. There’s no obligation to list.

An appraisal is an agent’s estimate of what your home may sell for, based on similar recent sales and a walk through the property. It’s free and there’s no obligation.

A valuation is a formal report by a registered valuer, usually ordered by a bank or for legal or family matters, and there’s a fee. If you’re deciding whether and when to sell, an appraisal is the usual place to start.

The Minyama market figures below show the suburb as a whole. An appraisal brings that back to your home and the homes it will be competing with.

Which sales compare with your Minyama home?

River, island or canal home

We look at the type and width of the frontage, which way it faces, any pontoon and its records, and the home itself. River and canal homes are each weighed against sales in their own setting, and a Mooloolah Drive home that looks across the park to the river is a different comparison again.

The numbers

Minyama property market figures

Sale prices, modelled values, asking rents and ownership for Minyama, with houses and units shown separately. Swipe or use the arrows to move between cards; each measure carries its own reporting period.

Source: Cotality Suburb Statistics Report, Minyama QLD 4575, prepared 20 October 2026; checked 21 October 2026. Sale-price medians and quartiles are rolling 12-month measures; the summary does not state a separate endpoint. Sales counts cover the 12 months to July 2026. Modelled values are at the end of September 2026 and are separate from recorded sale prices. Asking rents and rental-rate observations cover the 12 months to September 2026. Value-based yields are Cotality estimates, not a forecast of net returns. From Sep 2017 to Sep 2026, modelled median values moved from $985,845 to $2,241,801 for houses and $364,244 to $901,147 for units. † Fewer than 30 unit sales in the period: a small number of sales can materially change the median. Unit rents rest on 18 observations. These suburb-level measures provide context and are not an appraisal of an individual property.

  • Median sale price: the middle price of the homes that sold in the period. Half sold for more, half for less.
  • Middle half of sales: the range from the lower quarter to the upper quarter of prices, so the cheapest and dearest quarter of sales are set aside. It shows where most sales landed.
  • Modelled value: Cotality’s estimate of the value of all homes in the suburb, including those that didn’t sell. It moves more smoothly than sale prices.
  • Small samples: when only a few homes sold, one or two unusual sales can move the median a long way. The carousel flags these.
  • Asking rent and yield: what landlords are asking each week, and a value-based estimate of the gross return. Investor buyers look at both; neither is a forecast.

Each card shows its own period and source. Every figure comes from the ELITE Market Figures Database (EMFD), taken from Cotality reports.

How to read these figures

Check the report date, measurement period and number of sales before comparing results. A suburb median brings different properties together; it does not tell you what your own home will sell for. Small sales samples can also make changes look larger.

For your appraisal, compare riverfront homes with relevant riverfront sales, canal homes with canal sales, and apartments with similar properties in their own building where evidence is available. Ask for sales relevant to your address.

Your property

What affects the price of a Minyama home?

Position, condition and the way a home works day to day can explain why similar-looking properties achieve different prices. These are the details we consider alongside recent sales when discussing your home’s likely range.

Riverfront and island homes

Look at the river setting, the frontage, which way the home faces and how much outdoor space you can use, alongside the home itself. A home with its own frontage and one across the road from Mooloolah Drive Park are different comparisons.

Each needs its own assessment, and there’s no fixed waterfront premium to add.

  • The frontage type and width, and whether the survey confirms it
  • The aspect, and what you see from the living areas
  • The pontoon or jetty: approvals, condition and practical access
  • Lot size and build quality, which separate homes that look alike online

Possible buyers include boat owners, people moving to the coast and local families after more room by the water.

Canal-front homes

On the canals, the width of the frontage and the state of the revetment wall sit alongside the layout, the condition and the outdoor space. How easily a boat comes and goes matters too, and so do the pontoon’s records. As on the river, there’s no fixed premium to add for the water.

  • Frontage width, and the revetment wall’s condition and records
  • Whether the pontoon suits their boat, which a qualified adviser should confirm
  • What comes with the location, such as the water and the aspect, and what a buyer could change later, such as the kitchen
  • Records of approved work and recent maintenance

Possible buyers include boat owners and families who want the water at the back door.

Homes away from the water

Here the comparison is with similar blocks and houses, with an eye on layout, privacy, parking and outdoor space. A canal sale a street or two away is usually a poor match, even in the same postcode.

  • Land size, and how much of it you can use
  • Layout, natural light and privacy from the neighbours
  • Room for a boat, caravan or second car
  • The walk to Kensington Park, Chelsea Park or the Coastal Pathway

Possible buyers include local families moving up, downsizers who still want a house and garden, and people new to the coast.

Units and townhouses

Start with sales in the same building or development, then comparable alternatives nearby. Floor area, level, outlook, access and parking explain most of the differences, and the body corporate fees and maintenance records show buyers what it costs to own.

  • Level, outlook and balcony
  • Internal size, parking and storage
  • Body corporate fees, the sinking fund and any planned works

Possible buyers include downsizers, people wanting a base between Mooloolaba and Kawana, and investors, who will also read the asking rents in the market figures.

If recent comparable sales are limited, we’ll explain how that affects the appraisal. The buyers listed above are possibilities, not a prediction of who will make an offer.

Preparing to sell

Prepare your Minyama home for sale

Start with the work buyers will notice: finish small repairs, tidy the garden, clear storage areas and make each room easy to move through. For a waterfront home, clean the outdoor entertaining area and open the outlook from the living spaces.

Before spending on a larger renovation, discuss the likely buyers, your budget and timing with Jordan. Agree which jobs are worthwhile and which can be left for the next owner.

Check your address on Council’s flood mapping early, and read the Queensland seller disclosure guidance. Your solicitor confirms what the disclosure statement must include, and Council’s property searches answer questions about your particular address.

Much of Minyama sits close to the river and canals, so buyers and their solicitors often look up flood and storm-tide information for the address. Checking early helps us prepare accurate advertising.

Mooloolah Drive Park runs along the river as part of the Coastal Pathway. If your home is close by, show buyers the walk they would take, and be clear about any public access between the property and the water.

Have records for any pontoon, jetty or revetment wall ready, including approvals, maintenance and repairs where you have them. On the Minyama-Buddina canals the revetment wall and private structures belong to the owner, and Council’s canal guidance sets out who looks after what. Check water access, and any claim that the property suits a particular boat, before it goes in the advertising.

Before the appraisal

Your address, a rough idea of timing and a list of what you’ve improved are enough to start. These help too, if you have them:

  • Your preferred selling and settlement dates
  • Improvements, maintenance and any repairs you know about
  • Recent levies, planned works and parking details for a unit or townhouse
  • Records for any pontoon, jetty or revetment wall, where they apply

Ask your solicitor which seller disclosure documents apply and when they need to be ready.

  • Finish the small repairs, and tidy the garden and outdoor areas.
  • Agree which rooms and views matter most for the photographs and floorplan.
  • Clean the pontoon and clear the deck, so the frontage photographs as it looks on the day.
  • Photograph the frontage you actually have, so what buyers see online matches what they find at the inspection.
  • Label any photograph of the river, the canals or Mooloolah Drive Park as local context, so it is never read as the view from your home.
  • Confirm the lot size from the survey or title.
  • Have your seller disclosure statement and certificates ready. Your solicitor confirms what’s needed.
  • Agree inspection times, privacy and how buyers will move through the home.
  • Confirm the frontage width from the survey, and gather the approvals for any waterfront structure.
  • Check any claim about boat access or suitability with a qualified adviser before it is advertised.

You can start well before you have a moving date.

Why ELITE

Plan your Minyama sale with ELITE

Start with your next move

Tell us whether you’re buying again, downsizing, relocating or simply considering a sale. We’ll talk through your timing and budget before recommending preparation or a launch date.

See how we arrived at the price

We’ll show you the recent sales behind our suggested range and the homes currently competing with yours. In Minyama that means setting a river home beside river sales and a canal home beside canal sales, and telling you when Mooloolah Island has too few recent sales to lean on.

Know what the campaign involves

We’ll talk through the sale method, preparation, photography, video, advertising and inspections that suit your home and budget. Before you commit, ask for a written proposal setting out the commission, marketing costs, inclusions and timing.

For a waterfront home, the campaign should help buyers understand the outlook, frontage and connection between the home and outdoor spaces. For an apartment, focus on the layout, outlook, parking and building. Every feature we promote needs to be accurate for your property.

Your sale in three stages: 1 Prepare and plan · 2 An optional private introduction · 3 Public launch, inspections and offers.

Negotiated saleBuyers make offers and you negotiate the price and terms, with flexibility on timing. Suits homes with clear comparable sales.
AuctionA set date and open bidding between registered buyers. In Queensland, agents can’t quote a price guide for an auction property. Queensland auction rules.
Expressions of interestWritten offers by a set closing date. Suits owners who want a clear deadline.
Private introductionA quiet approach to suitable buyers before any public advertising. It’s optional and doesn’t guarantee an offer.
EssentialA focused plan built around the property information and agreed advertising.
EnhancedFor homes where extra presentation or exposure would help buyers understand the property. Each option is chosen for its purpose and confirmed in writing.
EliteA more extensive plan where the property and budget support it.

We confirm the inclusions and costs in a written proposal before you approve any spending.

Questions

Questions about Minyama property

A useful price range comes from seeing your home and setting it against completed sales that match it. For a unit or townhouse, we start with your building. Include your address and any recent improvements when you ask for an appraisal. On the river or a canal, we also weigh the frontage, the outlook, the access and the records for any private structures.

Yes, in the details. River and canal homes are each compared with sales in their own setting, and the frontage, aspect and boating access are described differently. Some Mooloolah Drive homes face the river across the public park, which is a different comparison again. We’ll show you which sales we used and why.

No. Mooloolah Drive Park is public land along the east bank of the river, and some Mooloolah Drive homes look across the road and the park to the water rather than having it at the back fence. We check the boundary, frontage and access for your address before we describe them, and we show the park and the Coastal Pathway at their best without suggesting rights the property does not have.

The island is small, so close comparable sales can be scarce. When they are, we say so, widen the search carefully to other riverfront homes and explain how we’ve allowed for differences in frontage, land and the home. Buyers will ask early about privacy, the pontoon and boating access, so have those records ready.

Only as broad context. A distinctive waterfront holding, such as a home on Minyama Island, belongs to a different comparison group. For a home away from the water, we start with houses that are similar in usable land, layout, privacy, parking and condition, and explain any allowance we make.

It can matter to a buyer, but there’s no fixed amount to add to the price. Its condition, approvals and practical access are weighed alongside the frontage, the outlook and the home, so have the approvals, maintenance and repair records ready, with its dimensions if you have them. A photograph can’t show depth or clearance, so check any claim about suitability for a particular boat with a qualified adviser before it’s advertised.

Council looks after the canal itself, keeping it clean, filled and navigable, and carries out maintenance from time to time. The revetment wall in front of your property, and any pontoon, jetty or deck, belong to you, so buyers and their solicitors will ask about their condition and approvals. Council’s canal guidance sets this out.

It’s worth doing early. Council’s flood mapping shows flood and storm-tide information for each address, and buyers and their solicitors may look it up. Your solicitor confirms what the disclosure statement must include, and we’ll make sure the advertising describes the property accurately.

Recent sales in your own building, or the same development, tell us the most, so we start there and then look at similar buildings along Nicklin Way and around St Vincents Court. Floor area, outlook, privacy, parking, outdoor space and condition explain most price differences. Body corporate fees and planned building works belong in the conversation too.

Yes. The tenancy rules set how much notice tenants need before inspections and photography, and whether the lease continues after the sale. We work with your property manager on access, and if you’d rather keep the property and change managers, our property management team can help.

You can. Selling first gives you certainty about your budget, while buying first secures the next home. A longer settlement can help bridge the gap, so talk it through with us and your lender before you commit to either.

For an appraisal or comparable sales, add your address and contact details; the address is optional if you’d like a conversation first. Use the message box to tell us about your timing, improvements and the questions on your mind. Mention the frontage, any pontoon or jetty, or your building and unit details, so Jordan arrives with the right sales.
