A deepwater home with its own pontoon and a beachside home off Pacific Boulevard, near Alan Walker Park, are measured against different sales — even though both carry a Buddina address.

The side of Nicklin Way, the water and the walk to the sand each narrow the field of buyers a home competes for. How far apart those fields sit today is a question for recent, comparable sales — and it is where a property review begins.

Buyers sort a Buddina home quickly: water, beach or potential. That first read decides which sales it is measured against — and those sales set the price conversation.

Deepwater and canal-front homes

What defines it
Homes where direct water access leads the decision. Pontoon utility, frontage and the boat a buyer can realistically keep there sit ahead of the finish.
Where it shows up
On the canals and the river. The street name alone does not settle it — frontage, access and pontoon utility can differ from one address to the next.
Buyers compare it with
Other homes with the same kind of water access — pontoon, frontage and usability first, condition second. Never a home without water access, however close.

Beachside streets

What defines it
Homes bought for the beach as part of the day. Walkability to the sand, the river and village amenity leads the decision.
Where it shows up
On the beach side of Buddina, from Buddina Beach Access 201 to Beach Access 226 — along Pacific Boulevard, by Alan Walker Park and Buddina Foreshore Reserve.

Original homes where land, position and repositioning potential outweigh current condition. Buyers are pricing what the home could become, and the work to get there.

For deepwater and canal-front homes, the water is compared before the house: frontage, access and what the pontoon will realistically take. The house is read second, against homes on similar water.

Walkability to beach, river and village

East of Point Cartwright Drive, the walk to Buddina Beach Access 201, Alan Walker Park or Buddina Foreshore Reserve is compared first — buyers pay for a walk they can picture, not the description of it.

Turn-key coastal design

Buddina buyers weigh the work ahead. Living that opens to the outdoors, with kitchens and bathrooms already done, is read against finished homes; tired finishes are read as a project, and priced as one.

06 · Preparing to sell

Prepare for the buyer you want, not every buyer.

A useful preparation plan identifies the high-return work, the work unlikely to be recovered, and the story the property needs to prove.

  • Show the water working.Photograph the pontoon, the frontage and the boat it suits. If the pontoon has approvals or recent work, have the paperwork ready — buyers will ask.
  • Walk the route.Near the beach or a reserve such as Alan Walker Park? Film the walk to the sand and the arrival — it belongs in the campaign.
  • Make room for the gear.Clear the garage and storage, and show where boards, bikes, a boat or a visitor’s car will go. Buyers here tend to check this early.
  • Fix, style or leave alone.Not every job pays. An original home may sell better on its potential, with a simple scope; a near-finished one may only need the last details done.

Pricing strategy.

For many homes we recommend going to market without a written price. Listings show For Sale; enquiries receive a verbal guide from the agent, reviewed as inspections and offers come in. A written number tends to act as a ceiling — removing it lets the market set the upper bound and keeps adjustments private.

The trade-off, stated plainly.

Some buyers filter by price and may scroll past, which narrows volume. The approach suits homes with genuine scarcity — in Buddina, usually deepwater and canal-front homes, where pontoon and frontage are hard to compare — or thin comparable evidence.
