Meet Brandi Wilson, your Sunshine Coast property manager.

Brandi Wilson is a Sunshine Coast property manager and ELITE’s Managing Director of Property Management, with more than two decades of real estate experience across property management, sales and office ownership.

Her approach is built around communication, industry knowledge and staying current with Queensland legislative changes. She helps owners understand the rental position, the management process and the next practical step, whether they are preparing to lease, already have a tenant or considering an investment purchase.

How did you build the Property Management side of ELITE?

When I started at ELITE, Property Management was much smaller. I saw a real opportunity to build something different, where owners felt understood and communication came first. As the team and portfolio have grown, the focus has been on building systems that support relationships, not replace them.

What do owners actually need from their Property Manager?

Three things: trust, communication and confidence. They need to know someone is actively managing their property and paying attention to the details, not only contacting them when a decision or issue arises. When owners work with our team, they have a clear point of contact who knows their property and priorities.

What do people misunderstand about Property Management?

Most people think it is just collecting rent and organising repairs. There is much more to it: managing relationships, handling difficult tenant situations, staying on top of compliance and protecting the owner’s investment. It is the difference between a clearly managed tenancy and a series of reactive decisions.

What has more than two decades in real estate taught you?

I have seen enough situations to know that prevention is usually better than crisis management. Being proactive, setting clear expectations from the start and building a strong relationship with your Property Manager makes an enormous difference. When issues arise, a strong foundation means they can be handled through a clear process.

What do you want owners to feel when they place their property with ELITE?

Confident and looked after. I want them to know they can pick up the phone, speak to someone who knows their property and trust that their property and agreed instructions are being actively managed.

Review the tenancy

Consider renewals, rent reviews and end-of-tenancy steps against the property record and current evidence. In Queensland, rent can be increased no more than once every 12 months, and the limit applies to the property rather than the tenancy (RTA).

Applications are assessed through the available evidence, not a single impression.

Rental history and direct references are checked.

Screening

Applications are made on the RTA’s standard rental application (Form 22), in use from 1 May 2025, and include a TICA tenancy database check.

07 · Communication

How owners hear from us, and when.

Owners have a clear point of contact who understands the property, the agreed instructions and the next decision requiring attention.

Communication is shaped around clarity: what has happened, what it means, what is recommended and when the owner’s input is required.

08 · Maintenance

How repairs and maintenance are approved.

Set the threshold

The owner sets a maintenance approval threshold during onboarding.

Assess the request

Maintenance is triaged against urgency, tenancy obligations and the property record.

Quote when required

Non-urgent work above the agreed threshold is quoted before it proceeds.

Handle genuine emergencies

Tenants have a documented after-hours pathway. Non-urgent requests are triaged on the next business day and can be lodged through the tenant maintenance request form.

09 · Owner reporting

What reporting will I receive as an owner?

Statements

Regular owner statements with invoices attached.

Disbursements

Owner disbursements are paid mid-month and at month end.

Inspections

Routine inspection reporting with written and photographic records.

Year end

An end of financial year summary for the property record.

Considering a change?

Thinking of changing property managers?

Changing managers can often be handled during an existing tenancy, subject to your current management agreement and the required handover process. The change is recorded with the Residential Tenancies Authority using its Change of property manager/owner form (Form 5). Brandi can review your current position and explain the practical next steps before you decide.

How do I choose the best property manager on the Sunshine Coast?

Look for a named property manager who knows your area, explains the rental evidence behind their advice, sets out fees and service boundaries in writing, and documents inspections, maintenance and owner reporting. Brandi can walk you through how ELITE handles each of these before you appoint a rental manager.

What could my property rent for?

That depends on the property, its location and configuration, presentation, current leased evidence, competing properties, tenant demand and timing. A rental appraisal should explain the evidence behind the indicative range rather than rely on a generic estimate.

What does a rental appraisal involve?

Brandi reviews the property and relevant current market evidence, then discusses an indicative rental position and the practical steps required if you are considering leasing or changing managers.

Can I change property managers during a tenancy?

Often yes, subject to the terms of your current management agreement. When the manager changes during a tenancy, the outgoing and incoming property managers sign a Change of property manager/owner (Form 5), a copy goes to the RTA and to the tenant, and the existing lease continues. If the bond contributors change, a Change of bond contributors (Form 6) is also completed. ELITE can review your agreement with you before any change is made.

What does property management cost?

Fees, letting charges, recurring costs, GST treatment and service boundaries are set out in a written proposal before appointment so you can assess the complete arrangement.

How are tenants assessed?

Applications are assessed using the available evidence, including identity, employment and income information, rental history, references and screening. The owner remains involved in the tenant decision.

How are repairs approved?

The owner’s agreed authority is recorded during onboarding. Requests are assessed against urgency, tenancy obligations and the property record, with non-urgent work above the agreed threshold quoted before it proceeds.

How often will I receive updates?

Reporting includes owner statements and documented inspection information, with direct contact when a decision or recommendation requires your attention.

What happens if rent falls behind?

The tenancy is managed through the applicable process and current Queensland tenancy requirements, with the owner kept informed where action or a decision is required.

What should I prepare before leasing?

Start with presentation, maintenance, keys, property information and any compliance items relevant to the property. Brandi can identify the practical preparation required before marketing begins.

Can ELITE manage my property while I live elsewhere?

Yes. The management approach is designed around direct communication, documented reporting and a clear point of contact, which is particularly useful for interstate owners.

How often can a rental property be inspected in Queensland?

Routine inspections can be carried out no more than once every three months, unless the tenant agrees in writing. The tenant must receive at least 7 days’ notice on an Entry notice (Form 9), and entry must be between 8am and 6pm, Monday to Saturday, at a stated time or within a two-hour window.

How much bond can be taken, and where is it lodged?

For a general tenancy, the bond can be no more than four weeks’ rent. The tenant must be given a receipt, and the bond must be lodged with the Residential Tenancies Authority (RTA) within 10 days using a Bond lodgement (Form 2).
