01 / A CLEARER WAY TO MANAGE

THE PROPERTY.
THE PEOPLE.
THE DETAIL.

At ELITE, property management is personal. It is about looking after the place, keeping you informed and helping you make considered decisions as circumstances change.

Brandi Wilson leads the property management team from our Buddina office. The aim is straightforward: useful reporting, careful handling of maintenance, and a named team you can speak with.

โ€œYou should know whatโ€™s happening with your investment property, and why.โ€

OUR APPROACH / CLEAR COMMUNICATION ยท CONSIDERED ADVICE ยท LOCAL KNOWLEDGE

We manage residential rental properties along the Sunshine Coast, including the Kawana and Caloundra corridors, with advice tailored to the property rather than a suburb-wide assumption.

02 / FIND YOUR NEXT STEP

WHAT MATTERS
TO YOU?

Every owner has different questions. You might want a clearer picture of your current management, be preparing to lease, or be thinking about your next investment. Start with the topic that feels most relevant.

01 ALREADY HAVE A PROPERTY MANAGER?

Getting the service you expect?

Do you hear from your manager without chasing? Are your inspection reports genuinely useful? Do you understand what’s happening with repairs and costs?

02 BUILDING A PORTFOLIO

Investors and portfolios

As you add or review properties, look at the rental evidence, lease dates, reporting and maintenance records for each home.

03 STARTING OUT

Your first rental property

If you are preparing a property for its first tenancy, start with a rental appraisal and a discussion about the property, timing and management options.

04 ALREADY WITH ELITE

Owner resources and next steps

For existing ELITE owners, the Landlord Resource Library brings together practical guides, current Queensland references and useful services.

Not quite sure where to begin? Meet Brandi and talk through what matters for your property.

03 / THE WORK BEHIND THE SERVICE

CARE YOU CAN
FOLLOW.

A good management service is easier to judge when you can see the work behind it. Here’s what owners can expect to discuss and agree when appointing ELITE.

01 / HOW IT WORKS

Tenant selection

For a general tenancy in Queensland, the RTAโ€™s standardised Rental Application (Form 22) applies, subject to limited exemptions. We discuss the application process with you. If an applicant is listed in a tenancy database, the property manager or owner must tell them in writing which database and what the listing is, and how to request an amendment or removal. Read the RTAโ€™s Form 22 application guidance and tenancy database guidance.

02 / HOW IT WORKS

Property inspections

Routine inspection reports are documented in writing and photographs. Under Queensland tenancy rules, routine inspections cannot happen more than once every three months unless the tenant agrees in writing.

03 / HOW IT WORKS

Maintenance

You set approval arrangements and an appropriate expenditure threshold. Non-urgent repairs above the agreed threshold are discussed and quoted, subject to emergency obligations.

04 / HOW IT WORKS

Owner reporting

Understand your property through owner statements, supporting invoices, inspection records and year-end information, with the management team available for questions.

Queensland has specific entry requirements for routine inspections, including at least seven daysโ€™ notice using Form 9. See the official RTA guidance.

04 / THREE-QUESTION PRIVATE CHECK

IS YOUR MANAGER
WORKING FOR YOU?

Three topics are worth looking at: communication, inspections and repairs. This short check is designed to help you decide which questions to ask, not to judge whether a manager has passed or failed.

Three short questions. There is no score, and your answers stay on this page.

01 Does your property manager keep you informed without you needing to chase updates?
02 Do your inspection reports give you a useful picture of your property's condition?
03 Are you comfortable with how repairs and costs are explained?

This is a quick reflection, not a formal assessment of an agency or a property. For a fuller review, take the 12-question Property Health Check.

05 / THE PERSON BEHIND YOUR PROPERTY

THE PERSON
WHO ANSWERS.

08 / QUESTIONS OWNERS ASK

GOOD QUESTIONS.
CLEAR ANSWERS.

Who will manage my property?

Brandi Wilson leads ELITE’s property management team from Buddina, supported by colleagues who deal with the day-to-day management, reporting and owner enquiries.

How can I find out what my property could rent for?

Request a property-specific rental appraisal. Rent depends on location, condition, accommodation, recent lease evidence, competing properties and tenant demand. Request an appraisal.

Can I change property managers while my property is tenanted?

Generally, yes. A change of property manager does not automatically end the existing tenancy. The RTA requires the manager change to be notified using Form 5. Your current management appointment should be reviewed before any notice or handover. RTA manager-change information.

What does property management cost?

Fees, inclusions and charges vary with the agreed service. Brandi’s team will provide a written proposal before you appoint ELITE.

How are repairs approved?

The maintenance approval threshold and your preferences are discussed at the start. Emergency repair obligations can require urgent action; other work is handled according to the agreed authority and tenancy law.

Where does ELITE manage rental properties?

ELITE is based in Buddina and works across the Sunshine Coast, from Caloundra towards Peregian Beach, including Buddina, Minyama, Warana, Bokarina, Birtinya, Currimundi and surrounding suburbs. Explore property management in Buddina.
