Selling in Warana
Ready to sell your home in Warana? We’ll help you work out a price, decide which jobs are worth doing and plan the sale around your next move. Start with a confidential appraisal from ELITE Lifestyle Properties.
An original beach house and a renovated home can need quite different price comparisons, even on similar blocks. We look at the street, the walk to the beach, the land and the work a buyer may need to do.
We’ll show you the completed sales behind our suggested range and explain any differences in location or condition.
Current listings help us understand the choices buyers have; asking prices are only one part of that picture.

Source: Cotality Suburb Statistics Report, Warana QLD 4575, prepared 27 September 2026; checked 13 October 2026. Sale-price medians and quartiles are rolling 12-month measures; the summary does not state a separate endpoint. Sales counts cover the 12 months to June 2026. Modelled values are at the end of August 2026 and are separate from recorded sale prices. Asking rents and rental-rate observations cover the 12 months to August 2026. Value-based yields are Cotality estimates, not a forecast of net returns. From August 2017 to August 2026, modelled median values moved from $650,910 to $1,525,923 for houses and $349,241 to $873,211 for units. † Fewer than 30 unit sales in the period: a small number of sales can materially change the median. Unit rents rest on 17 observations. These suburb-level measures provide context and are not an appraisal of an individual property.
The area
Oceanic Drive runs along Warana’s foreshore, with access paths to the sand and parks along the way. Showing the route from your home helps buyers understand how the location would fit their day-to-day life.
John Hotton Park sits opposite Lapoinya Crescent and has beach access point 232, a playground, picnic facilities and barbecues. Paul Niesler Park is another local spot, with beach access point 237. Warana Beach is an unpatrolled surf beach.
At the property, show the details that make everyday living easier: room sizes, storage, parking, privacy and usable outdoor space. These deserve as much attention in the campaign as the location.
A beachside setting is easier to understand when buyers can see the route to the sand and how the home works inside and out.
Local places: Warana Beach and John Hotton Park
What to show buyers: The floor plan, outdoor areas, parking and the route to nearby parks and the beach
Your property
We start with recent sales of similar properties, then work through the features that make your home different.
The walk to the beach, outlook, privacy and traffic exposure all help distinguish homes. Check the route from your property before describing the distance or access in advertising.
Block dimensions, orientation, outdoor areas and the floor plan help buyers assess how they would use the property. Any future building potential needs separate confirmation before it becomes part of the sales pitch.
Start with obvious repairs, a garden tidy-up and rooms that are easy to inspect. Before replacing a kitchen or taking on a larger project, talk through the cost and timing. The right preparation depends on the home and what needs attention.
Before photography, agree on the jobs to be done and a budget. Gather records of improvements and any building or body corporate information that applies. Ask your solicitor which sale documents you need to prepare.

The properties above are ELITE listings and sales from across the coast. Send us your Warana address and a few details about the home, and we’ll discuss the local sales most useful for your appraisal.
Why ELITE
Our office is at 28 Parkana Crescent, Buddina. Talk with us about your Warana home, your next move and the timing that suits you.
We’ll show you the relevant sales and explain how your home compares. Once it’s on the market, we’ll discuss inspection feedback and offers with you, so you can decide what to do next.
We’ll explain the proposed costs, advertising and timing. We can compare auction and private treaty options, and discuss whether an off-market campaign would suit your plans.
Questions
An appraisal considers recent comparable sales, street position, land, layout and condition. Tell us the address and any improvements, and we’ll explain which sales are most relevant. The dated suburb figures on this page provide background for that conversation.
The route to the beach is one part of the comparison, alongside privacy, traffic, land and the home itself. Two properties near the coast can offer quite different access and surroundings. We’ll explain how those differences compare with recent sales.
Have an appraisal and agree on a preparation plan before committing to major work. Essential repairs, a tidy garden and good presentation may be enough. For a larger project, weigh up the quotes and time involved; renovation spending does not guarantee an equivalent increase in price.
Yes. We can discuss an off-market campaign alongside public advertising. Ask how buyers would be reached, how offers would be handled and when you would review the approach. The choice depends on your priorities and the property.
We’ll compare auction and private treaty options using your home, recent sales and preferred timing. We’ll also explain the costs and how offers would be handled. Decide separately how widely you want the property advertised, including whether an off-market campaign suits you.
Our sales team will contact you to discuss the home and arrange a suitable time. We’ll talk through relevant sales, preparation and campaign options. There’s no obligation to list.
Allow for commission, marketing, preparation or styling you choose, legal or conveyancing work and applicable document costs. We’ll set out our proposed fees and marketing in writing. Ask what is payable upfront and what is due when the property sells.
Your address and a rough idea of your plans are enough to start. A list of improvements, known repairs and preferred settlement timing will help. For a unit or townhouse, bring recent levies and details of planned building works if you have them.
